Fail of the Day

Victorville, CA.  What can you say about a place downwind from Palmdale and over the hill from San Bernardino?  Let's check out this offering: 16086-Oak-Ct-Victorville-CA-92395

Newer construction, nice size, cul-de-sac decent layout.  Price history:

12/13/2012 Listed for sale $137,900  $59/sf
07/02/2007 Sold $346,000  $149/sf


Outlier?  no.  According to Zillow that's right in line with the neighborhood.  I wonder how many neighbors are still dumb enough to be paying?

Does everyone living in the Inland Empire Xeriscape? I really don't think I could live there...Aren't there any trees that can survive? Guess not...

That's not xeriscape, that's xeriscraping. The second picture shows who waters. Trees are harder because of the quartering winds. In the antelope Valley a quartering wind means you drop a quarter and can't see where it lands.

That $133k property right next to the property of interest has a nice little "soul patch" of grass just outside the back door...

A couple blocks away is a 2br/1.5ba apartment renting for 20% more than PITI on this gem.

In the other direction a few blocks is a house for rent:

Smaller, fewer bedrooms, fewer baths $1200 or roughly a third more TCO than owning this house.
