12% interest in a property that generates $270-$300k per year in profit is $32-$36k per year income. 5% cap rate yields $650-$700k for this share or a full value of $5.4-$6m. Look at this another way. 70 acres returning $4000/yr/ac. If only it were true.

I expect the 70 acres is generating ~$2,000 an acre per year and the industrial center is generating the rest.

Sounds tenuous. I would not want to rely on industrial rent with all of the open buildings in that area.

I wonder what they paid for the land since Jurgen Gramckow's competition, the Davis family, is unloading their nearby land in a panic for well below peak prices.

*Sigh*, why did I click on that stupid link? That boy has had more attention than he ever deserved.

And I shouldn't be letting myself get worked up over it, but seriously, he is potentially moving deep into fraud territory. Yes, lying on mortgage applications (and timing them to avoid detection of simultaneous applications) is fraud, but soliciting money for a product he can never deliver is serious fraud, the kind of thing people go to jail for. I know he positioned it as "we", like it's some sort of club, but you have to know that there is commingling of assets, as we call it in the business, going on. Here's hoping this idea dies before he can get a single ill-gotten dollar in his pocket.
