Housing Bubble, credit bubble, public planning, land use, zoning and transportation in the exurban environment. Specific criticism of smart growth, neotradtional, forms based, new urbanism and other top down planner schemes to increase urban extent and density. Ventura County, California specific examples.
"Edwards said couples with a combined income of $60,000 could afford town homes priced from $300,000 to $350,000. Homes on the premium lots were originally priced up to $1 million."
Nothing like paying 40% of your income for the pleasure of living in Santa Paula. Maybe 50% with HOA dues. I hope these buyers would not need things like food, fuel and child care. Or even worse, retirement savings. Premium lots for a million! Even at $500,000 who wants to buy a lot surrounded by riff-raff dropping 50% of their income on housing. That's like building your all-girls school next door to the penitentiary.
For those that do not know the area, Santa Paula is a pit. If Camarillo is a 10 and Tijuana is a 1 then Santa Paula is a 3 on the scale.

First to say Jack in his better days.
I've had better days too.
Hey, old Jack looks to be coming out of a closet of sorts... just like I did after I ditched my gold-digging, toilet-scrubbing ex-wife. ;-)
Glad you're back Dawg.
Sure, show the photos.
