Swimming Naked

Warren Buffet once remarked that you'll never know who's swimming naked until the tide goes out. As some have suspected I don't live in a 3rd story cold water flat. I have kinda a nice crib. I thought since the tide is going out I'd show the first 15 of 200+ notices in my zip code. A tax lien typically carries a 10% late fee thus #1 with a $3,323,567 price and 1/2 overdue at 1.1% is $17,000. Ouch.

you are incorrect. local gov't relies on that money. if they value goes down they simply raise the rate. That's what they do around here and I'm sure in most places.

This is Kal-e-forn-e-yah. Here we don't let the municipalities just steal, we make them jump through hoops before they steal. All those 15 I mentioned are not the interesting ones. Those are those who purchased recently. I pay 1/10th what either of my neighbors pay in property taxes. Way down the list are people with $200k tax valuations and still in default on $1m properties. I'm going fishin' fer naked people here soon.

Anyway. CA property Taxes are due 2x per year 50:50. Dec 10th & April 10th plus/minus a few days. The tax rate is supposedly 1.00% but typically 1.13% at the lowest and so much higher that it isn't funny. But most are 1.1-1.4% of original purchase price.

The zip is 93010. Nearby zip is 93012. Have fun. If you have any specific questions about any property I know most of them off the top of my head.

Aaaahh. My teeny quarter acre with a ski-cabin hunkered on it (a whopping 600 square feet of coziness). Lots of trees, river-noise, the milky-way at night (Not a singlewide, BRAT FROM NJ!!) Ew. I'd never buy a depreciating hunk-o-crap like that. And I'v aleady got a roomie (+ my Jack Russell Terrorists)

It's a little bit o'heaven.

Except when the Beaverton butthole neighbors drive up for the weekend with their bad hair and birkenstocks and passive agressiveness. God I hate people (present company excepted).

Sort of makes me wish I had a backhoe I could just drive through their ugly, tasteless house, with the bucket sticking straight out like a fist.

Rob, here is some interesting anecdotal evidence of things being bad. I first looked at Colorado, then I thought to look at Cali. Wow. Lots of stuff, and they still are asking pretty high. If they were a depository, the bank examiner would faint at the amount of stuff they own.

Anyway, to the topic at hand - in the real estate bust of the late 80's, a lot of people were exposed as total frauds in the town I lived in, Danville CA. (About 40 miles east of SF). There was a gated community there called Blackhawk (and is still there, despite my fervent prayers whenever Mt. Diablo burns) full of new money, snotty, arrogant yuppie assholes who lurch around town showing off their cars, clothes, and houses. I lived there for 20 years, and I loathe them all with a passion.

Anyway, waht we all learned in that crash is a lot of them were living check to check, because they overpaid for their proto-McMansions. (Blackhawk is truly where that disease started). They were all living on credit. Their cars were leased, they all owed astronimical amounts on their credit cards, and yet again their "wealth" was the equity they thought they had.

Prices crashed HARD in Blackhawk. I remember my mom drooling over some of the really good bargains, some half off their last appraisal.

My freind delivered pizza up there. They were as a group paying for pizza with pennies, nickels, and quarters. Many slunk out in the middle of the night never to be seen again. Houses sat on teh market for ages, for a fraction of what they paid.

My dad, who probably made more than most of them, who lived in more modest area of town, took advantage of the situation and refied into a lower rate, and pulled out some equity to redo the kitchen. He was smart. He knew we'd be there for a long time, and when he did move, he doubled his money on the house. Which is now appraised at 5x what my father sold for 7 years ago - and having worked on that house with my father, and knowing it's flaws intimately, it's worth exactly one fifth of what it's "worth" right now.

I imagine there's a lot of people in the Bay Area right now who are like the idiots in Blackhawk - overextended to keep up with the neighbors, expecting huge returns if they have to sell, and a lot fo them will be paying for Dominoes with pennies in about a year.

And I'm going to laugh my loser renting ass off at them.

This plant is very invasive and will root wherever it touches ground. It chases the Sun.

My wife lived in Danville at the time, and told me the same story about empty neighborhoods in Blackhawk and Dublin, with some people being the only residents on their street for months if not years.

Seeing what I saw in SoCal in the 90s has made us both very aware of the logical conclusion to this latest round of speculation. I think we'll still be somewhat surprised at how violently it goes down.

I personally enjoy seeing these huge swaths of new development all around PDX Metro--houses so close together you could see plaque on your neighbor's teeth-- with tons of them standing empty for lack of buyers. LOL LOL LOL

CASEY ON TV -- 6:30PM Casey was just interviewed on our local San Francisco CBS station (CH-5). He was shown at the Burdett house, milling around, turning up the heat, lol (he's not paying). Story focus was on 100% loan problems, not just Casey. Length about 3-4 mins.

Casey didn't look too good, rather raggedy, a closeup showed what seems like lower tooth problems. But he does have good body posture and he was wearing his favorite bag. Nothing on his site yet. On closing, the reporter emphasized that Casey was not facing any legal charges.

wow... just wow. All the DA would have to do is play the video clip to the jury and he would have a conviction.

Is there not one LE agency in the entire state of Calif that can stop this clown? He's just admitted to doing illegal cash back loans on tv for crissakes!

Someone needs to take all of Casey's video/audio clips of him admitting fraud and make a montage for YouTube. Mix in pictures of him enjoying the sweet life and the crappy condition of his houses. Title it something like "Crime Pays" to get attention and get it picked up by the major web sites.

If you look at his visitor stats, there are a lot of hits from people searching Google for common foreclosure phrases ("short sale", "hardship letter", etc.).

Man, I watched the online video of the Casey story. My heart kind of jumped a bit when the reporter started a sentence with: "Earlier this week, a criminal probe was launched...". Sadly, the investigation was against the lenders, and not Gaysey™ himself. bleh.

It's possible that, especially with all the other foreclosures and problems facing the lending industry right now, Casey might have managed to fly enough under the radar to avoid legal action in his forclosures had he simply shut up and kept out of the spotlight (possibly even if you include his blog revelations). Now? It'll be a miracle if he does.

It's like he either wants to be caught, or thinks he can't be caught. What an unbelievable dumbfuck.

I can't belive the reporters wouldn't verify with the state banking department to verify if that statement was true. If CS is right and they don't prosecute him, then you end up having more of these kind of scams. He is basically giving the middle finger to the legal system. Some guy can get 20 years for holding up a 7-11 for $500, but CS and his type can rip off a bank for $500,000 with the stroke of a pen, and he won't be prosecuted? How f'd up is this?

Couple thoughts but First I must say Stephanie J. that is some great photoshopping. Love the Nigel pics on the wall. Excellent work!

Now, my best friend and his wife both work in the news here in New York. My best friend is in the investigative unit (sorry folks only local stories apply - but I wouldn't stop anyone from emailing Dateline or 20/20 about his story, their producers could get to the bottom with about 15 minutes or internet research and phone calls). ANYWAY, I've been used for fluff pieces like this THREE TIMES. It goes something like this.

RING:

Friend: "Hey, so-and-so is doing a story about such and such and we need a guy to pad it up. What are you up to?"

Me: "I could spare a couple minutes"

Friend: "Cool, I'll send them by your work."

So within the hour News van pulls up, out pops reporter and cameraman. Reporter asks dumb questions, I give fluffy answer, they jump in van and at 6 VOILA! News story.

See most people don't realize it but even in New York, they need some fluff pieces to fill up the time while other reporters are gathering REAL NEWS. This is a local news station, this isn't Brian Williams or Stone Phillips talking about Casey. What we have is, a local reporter who's trying to piece together a fluffy story about the state of the market overall, and the producer knew someone who reads IAFF. Bottom line is, Casey is mistaken if he thinks this piece goes anywhere. It's over and done with, it's like a fart in the wind. How else do you think nobody even noticed that I'm the same guy in three separate pieces?

This piece and the Utah trip are classic Casey-shuffling-papers-on-the-desk material though. I love the shot of him cranking up the heat.

"He says" - key phrase. The producer of the piece covers his ass, and throws Casey under the bus if anyone from the Sacramento DA's office or FBI office saw that and spit coffee all over their desk.

I would'nt be surprised if that tape ends up as an exhibit in court - the only question is who subpeonas it - the CA DAs's office, the FBI, Countrywide, CashCalll...he just won their cases for them, and reduced the cost to prosecute him.

I just wrote a letter to their lead editor warning him of using Casey for these kind of stories, and urged them to visit the shithead's site and get the real story - lazy field reporters are one thing, but I'll bet the newsroom does not want egg on their face when their poster boy is in a story they're running getting nailed for mutiple counts of fraud.

If this blog accomplishe anything, I think that contacting the media and making shithead as toxic as possible for them would be the best - it's the only thing he has left, and we can take it away from him. If you pummel the editors and reporters hard enough, one of them will pick up on the potential for a story here, tracking shithead from blogging fraud to the perp walk.

I have a family member who was a field producer for an affiliate, and he said he'd track tons of stories, to see which one would pay off - not all of them are lazy hacks. I know what he would say about the fluff piece - the producer was lazy, all they needed was one call into the DA's office, so they could say "He faces no charges, and the Sacramento DA's office had no comment".

THAT'S reporting. My relative would do things like that on purpose if some scumbag they were covering got too arrogant - he got a couple people in BIG trouble by following up on some of their claims, and got "They said WHAT?!?!?!" reactions. My relative still has tapes of stories he could'nt run because once he started doing that, everyone lawyered up and he was warned to back off. Heh.

I have a feeling that if a couple of local producers or a national affiliate called the Sacramento DA's office and said, "We'd like to verify, this person Casey Serin faces no criminal or civil charges, right?" that his case file would jump to the front of the line FAST.

Mortgage fraud is officially becoming a timely issue. Casey will get his when the wheels fall off - think Enron and Worldcom. The subprime meltdown is just the beginning. The abusers of a now defunct system are going to be trotted out as the villains but it may take a little while to play out. It started last week when the lenders started to really get smoked. They're looking for a few "poster boys" to publicly hang because that's what the shareholders will demand (despite the fact that the lenders themselves share an equal role).

My wife and I are both Realtors, and have followed the Casey Serin saga since early October. I've made comments here as well as on IAFF.

I just showed my wife that Channel 5 clip from last night. She was slack-jawed in disbelief. "Why haven't they arrested this guy?" she asked.

Indeed.

Part of the job of law enforcement is to prevent known criminals from causing further harm to society. All the stuff that's going on in Utah points to more scam-deals. Knowing Casey based on his past actions - whatever he's into will be based on quick-money-with-zero-work. And certainly illegal, in one way or another.

As long as Casey manages to remain white and to avoid committing a violent crime, he very well never face charges. If he is charged, he may avoid prison, possibly as part of his plea bargain. White collar cases rarely go to trial.

Even if the public demands that he be jailed, Casey will probably draw minimum security/work-release/home detention or something similar. (Federal time may be a bit tougher to deal with, on account of Truth In Sentencing laws, but he is small fry by Fed standards.)

The fabric that holds society together is damn thin.

Prop 13 & property yax questions. I pay very little in property taxes because I made a good deal. About 1/4 of 1%. $2600/yr on a $1m property. But don't think I'm ripping off society just because some of my nieghbors pay much more (some pay much less as well). I actually pay a higher tax RATE than recent purchasers. 1.25% versus 1.0%. What other taxes would you like to have set by the dumbest most extravagant buyer? No, that's the deal I have with the government, just like my neighbors who no matter how stupid can't affect my taxable basis.

Any lawyer who based a defense on the "haters" being the reason for a trial needs to be disbarred immediately.

What it all boils down to is the signatures on the mortgages, the illegal cash back, the lies on the applications, and the filing of them at the same time to avoid being trued down for excessive debt.

Add in he's publically admitted to the above, and it's pretty much a slam-dunk for the prosecution.

The fact that he's done as little as possible to service his debts only makes it worse. L'il Casey's usual "Why bother" attitude is sure to anger and inflame any judge and jury who hears it.

Now he's virtually BRAGGING about it on tv, and trying to portray himself as a victim of the housing bubble collapsing, it's just not looking good for shithead.

I can't think of anything besides an insanity plea that could get L'il Casey off the hook when it goes beofre a judge and jury.

He'll still try to come across as a dew-eyed young innocent who was led astray by the Evil Real Estate Industry™, but the bottom line is, he signed on the dotted line every time, and ignorance of the law is no defense. Intent is also important, and he's already admitted to lying on applications to skirt the law.

"Your piece on Casey Serin really glossed over the blatant lies he made to get his loans. It is not simply a matter of him overstating his income and manipulating the system to get illegal cash back at closing, he also lied on every single loan claiming they would be owner occupied and not disclosing all the other deals he was doing. The Florida Attorney General has released a Consumer Alert warning people about the dangers of mortgage fraud. Most of what is released is actually a warning about predatory lending but some is fraud related.

The Alert states that there are several variations of home equity scams of which Floridians should be aware. Equity stripping occurs when a lender encourages a consumer to manipulate their loan application in order to qualify for a greater loan amount. Loan flipping involves lenders who repeatedly encourage consumers to refinance their loans, which may require them to borrow more money and as a result accumulate higher fees.

If an owner occupant fudged income numbers to get into his/her house of his/her dreams, that's a very different scale than what Casey did. Lying about owner occupancy, getting cash back >3%, lying about having a job and what your income was, stacking the deals so close together and then failing to disclose that you have done other things taht could negatively impact yoru credit report while each loan was being processed - and then to do each of those illegal things 8 times... Oops, I did it again!

There are victims of predatory/shady lenders - he's nto one of them.

You're probably right, except I think that this time, Mr. Jackass has realized he needs to do some quick historical "revisions" because it could get his butt into some real trouble. He's probably going to clean up the Utah narrative (equity skimmer, anyone?); he'll dip into, and clean up the information about his income and employment history (since several of us caught him lying about that for the TV story). He's also got to scrub some of the hater comments that refer to this. And take down a few of those stupid pictures of his. This warrants a total takedown, I suppose.

Or maybe he realizes he's in so deep that it's over. Who knows. If that's true, I hope he realizes that it was his own big mouth that did him in.

I just watched the video. I thought it was neutral in its approach. Casey damned himself with his own words. He appeared dim, dopy, and depressed. He confessed, in the most bland way, to some of his crimes. It's hard to be absolutely sure without actually knowing the guy, and I know he's attempted to create multiple variant online personae, but I think sometimes he really is nothing more than a goddamm idiot.

I got a reply from the TV journalist poiinting out taht the story was only 2-minutes & 40-seconds and they try to be as indepth as possible, but there are limitations. (Note from me: I used to be a journalist (print), so I understand how hard it is to write to a tight timeline such as that).

He said "Casey Serin was used as an example of the thousands of people who duped the lending system with the help of Mortgage Brokers, Real Estate Agents and Appraisers. He has not been charged & until he has that's all we can report."

I still think that he is an extreme example of what happened to the sub prime lenders - most of the problem has been people stretchign themselves to buy a home to live in - Casey is among a small group and his defense of "everyone was doing it" is hogwash. I work with many small investors. One or two have stretched the truth re. intention to live in a property, but they did it once and gave reasonably accurate info on other things.
