Oh, Alright Let's Talk About Casey


That silly performance artist seems to have our attention. As we all know for these types of personalities it isn't about good attention just any attention. Unfortunately that makes us enablers and his blog also gets so edited that any useful information is expunged. I also don't want him distracted from rescuing my money so let's talk about the whole thing here where there are no adds or agenda.

I think I have him figured out at this point, and it was discussed on the podcast. I think he basically has two options:

1) Declare bankruptcy now.
2) Declare bankruptcy four-six months from now.

Like a chess player down to two pawns and a king (to borrow an analogy from another poster), he has opted to try his luck rather than just tip the king over. Why not? Spend four-six months trying to get as much fame as possible. Maybe the dollar will suddenly be officially devalued, and he'll be free. Maybe Donald Trump or Golden Palace will buy all his properties for publicity. Maybe he just wants to charge Jamba Juice, the Macaroni Grill and Starbucks for the next 4-6 months.

I guess I can't say that I blame him. At the end of the day, why should he care if he declares bankruptcy with 2.2 million in debt now or 2.6 million in debt six months later?

I guess he just wants to live it up. There may also be the very real possibility of bankruptcy bringing about legal proceedings due to fraud, so like a criminal condemmed, he'll simply opt to put off going to jail as long as possible.

It seems like he could have done this so much easier. There are four plexes in less desirable areas of the country that will cashflow with ten grand down or possibly nothing down. He could have just bought a ton of these, factored in taxes, insurance, and remote property management and been floating right now.

Yes, right now I wish there were a mirror site where I could read his posts without upping his impressions rate on google adsense.

So, I just limit my visits to 1 per week.

There is a sense of justice, but my curiosity must be fed as well...

Casey is an a$$ clown. I don't like to visit his site, but it's like watching a train wreck, airplane without landing gear and a hostage standoff all in one - you have to peek every now and then.

I reread your post at SOcal Mtg Blog - oops - I thought meant I worked in subprime. I am real touchy when in comes to being included in the same profession as the Crispy One himself. LOL

A very funny comment yesterday was refused posting on Ben's for no apparent reason (mortgage guidelines). Another in the same thread was accepted (prop 13).

The signal to noise ratio is too high. Bring anything you want over here where people can have a relaxed conversation minus the 150 other posts of me too and I don't trust then and such.

Tuesday Muncy Bid, Dallas and Organize

We decided to finish the rehab on Muncy. So we meet with Tom and his wife Hidi at the property this morning to have him re-bid the rehab work. We liked Tom the best last time we did the bidding. This time Galina is handling the process and she made a big detailed list for him to go over and fill-in the amounts. This way we’re getting a more precise bid which should result in fewer surprises down the road.

I’m happy Galina is taking charge of this. I think she will be really good at it. She has great attention to detail and makes a good manager. She can use a little work on being more extroverted and outgoing but that’s really her only challenge beside the lack of experience/knowledge. The knowledge we can help acquire by going to a rehabbing bootcamp one of these days.

Afterward we go home. Galina takes a nap and I work on trying to do the Angleridge property in Dallas. Mark found me a really good hard-money lender that may be able to close by next week. However, the lender wants to do their own appraisal and inspection which I have to pay for upfront. Also they want a contractor’s bid to be submitted to the appraiser for them to calculate their numbers and After Repair Value. The good news is that the lender is quick and they can do upto 70% ARV. They do charge 5 points with 14% interest and 3 month prepay. That’s what makes it “hard” money I guess.

I gave them the lender the info they needed to get started and I will be hearing from the appraiser and inspector tomorrow. I need to get a rehab bid as soon as possible tomorrow morning.

I don’t really like all the work that’s going into this deal, specially since the margin is not as big as I thought. However, I want to make a good impression on the wholesaler and lender so that I can use them again. By doing this deal and coming through I will build a good reputation and be able to do more deals better and faster. This gives me a way into the market in Dallas.

I join Galina for a quick nap. We wake up and get the fax back from Tom and Hidi. Galina calls them back to double check some of the numbers. The bid is in line with our budget so Galina is going to meet with them tomorrow sign some kind of paperwork and get them started.

The rest of the day, I continue to organize the office, taking a trip to Fry’s to pickup some stuff: 1) a CD case for organizing all the training audio/computer/video CDs and DVDs, 2) a copy of Microsoft Money 2006 to finally start to organize the finances and 3) phone jack splitter so I can connect both the fax and a regular phone into the Vonage adapter and use one line for both.

Thursday See Family

A day of doing catchup with business, Galina helping out with figuring out bills and mortgages to pay and seeing the Serin family…

… Galina and I had have conflicts over how to pay the mortgages for the properties since we have to deal with some late fees. The conflict is due to some personality differences and other things.

It is good to see my family - mom, dad, Rita and Steve - and talk about our road trips, visiting Tim in Hawaii, etc. We stay late and play cards with Kristian and her friend Maggie and we end up spending the night.

I’m feeling overwhelmed by several things: 1) conflict in our marriage, 2) desire to have a focused next step toward financial goals. So I end up jumping in bed and taking a long nap. I love naps. Calms the nerves and allows for some clearer thinking.

You are a liar. But we all knew that anyway. I thought the wfe didn't know anything? I thought her credit was fine, and that she had not concern until recently? Sooooo.... as far back as April both of you knew you were screwed and were dealing with late fees?

Interesting to note that your thoughts on your daily log are lucid, coherent, and with conviction. A total opposite of your fake indecisiveness, and obvious trolling on this site. But we all know it is on purpose.

Did you really think that by deleting the daily log on Wordpress it would cover your tracks?

You probably won't post this but it doesn't matter. If you do find out where the rest of your posts are and delete them it's too late. I'm certain the proper people have copies of everything by now anyways.

Why don't you do some honest work like your brother? Being a mechanic is a good, decent, profession.

Oh, and why don't you let the posters know that you log their IP's and sell them for ads.

I told you that people know more about you that than you llead them to believe here.

his blog is STILL worth $0.00 unless I've missed something that needs to be corrected. Understand, I'm trying to work out a limking section to my very good friends bakersfieldbubble and marinpos and ocfliptrack and many others but I risk getting noticed. Maybe I should just suck it up and ageee to be a public figure?

Regarding Casey v Robet; I put his blog at 60-80x so being 1/20th instead is evidence that the entire world isn't folowing the leader lemming off the cliff.

I lurk around on the housing blogs all the time. I don't like to go to Casey's site but I saw your comment tonight 12/17. He won't publish my comments about his attendance at Nouveau Riche University but I thought you and others might be interested in looking at their site and especially reading the bios of the instructors. One of the instructors, Curtis DeYoung is quite the individual according to this article at Penn.Live in the Patriot News. The title is Unfit Homes. I hope you can find and read this article. I see Homey also reads here so maybe he will read the article too.

Now Casey's real estate job, that he never seems to work at, makes sense to me. Looks like Chris, his boss, is Chris Record who runs a Nouveau Riche MLM website out of Roseville, CA. Coincidence? The office building on the website looks similar to the office building pictures of Chris on Casey's website.
I'm with you Robert. I raised my kids to work and be good people. They became an engineer and a medical scientist. Neither can buy a house. I feel like I failed them by not telling them to skip the university and just become a scam artist of any variety.

Did you read the tuition information re: Nouveau Riche?
Here are their packages:

Masters Tuition – 30 credits = 5 days - $6,000
Doctoral Tuition – 60 credits = 10 days - $10,000
Regents Tuition – 120 credits = 20 days - $16,000


Each of their investment strategies MAY earn you ONE credit hour of college credit, if the college accepts this drivel you are attempting to transfer. Eight to ten "classes" per investment strategy costing 30 - 57 tuition credits may earn ONE semester-credit hour. That is a whopping $6,000 minimum per credit hour! In contrast, De Anza College charges $13 for CA residents and $105 for non-residents. HOLY MOLY! No wonder they are Nouveau Riche!

What is a CAD? I've looked it up on an acronym site but nothing makes sense in this context. Another post on this site mentions his dad is "into CAD" and his mom maybe a teacher - in that context, I'm thinking he uses Computer Aided Drafting? I really don't care what their professions are, just if CAD means anything in the financial/real estate world.
