I'm from Tucson, AZ, and I'd guess a tiny thing like that in Ventura, CA would be listed at about $450k, pure guess.

Fun. I live in Nebraska -- where you would be looking at $75K - $100K, depending on the area of town. But my parents are in Northern California, where a house this size would go for $650K -$700K.

By "northern California" you mean Marin, Napa, Sonoma, SanFrancisco. Northern California is huge and varied. The places where those pricesprevail are but a small fraction of the megaregion.

Assuming Pleasanton pricing (a bit higher-end than Livermore), I give it $675K. We live in a 1026sf 1970s home that is the only model moving in our neighborhood, and our model is selling for $525K, asking I've seen up to $600K. Our model sold at $200K in 1998.
Did it just go into escrow at $470K? No, I didn't look it up, but someone I know just bought a "fixer-upper" in Ventura for this price. Yes, I advised them against it; no, they didn't listen.

I would have originally guesses $400K based on age and location, but after your comment of "only $550 sf" I now suspect like $750K.
Here in Oklahoma City, that house would go for $50K-$80K depending on the area of town. In the best area of town, you could probably even talk them down to $70-75K. It just goes to show how out of whack the prices are there.
