Tom Stone checked in. In his words "busier than a one armed paper hanger." No additional losses to clients or friends since last checking in. He is working with friend/clients to just move on including with a listing that sounds targeted at me personally. ;) He's good.

Full disclosure; I have no idea. Further disclosure; anyone who says otherwise is lying. We will have to see how pricing shakes out. If insurers won't write coverage the price may sink to cash only. That would be truly disruptive.

Santa Rosa had sub 5% vacancy and remember 2% [lower bound] is actually 0%. Things were so tight before I expect a lot of people to give up. They aren't buying vineyards anyway.
