The old adage of real estate is getting a slight twist. At least for the vast majority who live in the houses they buy. A new Zillow report discusses the geographic imbalances of relative buyer/seller advantage.
Excerpt:
In some markets, buyers are finding themselves in strong bargaining positions relative to sellers, confidently paying less than the asking price on a home they had months to consider. In other markets, it’s the sellers ending their days not lamenting the one to come, selling their homes within days after bidding wars pad their pockets more than expected.

I never did find the "Buyer/Seller" index they were talking about at that link..but did find some pretty cool stuff (local market snapshots) while looking...
I'm positive this is yet another step towards monetizing the zillow model.
Just reading thru HOA docs/financials for a friend who is buying...lots to digest...happy for my financial training..or I wouldn't understand a thing..lol
Rental market here is responding to our recession. Lots of empties and late rents skipping out not paying the last months rent nor doing a proper cleaning. Late on utilities and some shut off for no pay. Local Kleptocracy still yelling a housing shortage. No relief on the horizon. LOL!
where are you located again LBD??
Dear god..what's that incredibly bright sphere in the sky??!!
Nevermind...just the sun peeking out
What happened to that splashy squishy sound as I walk? There's a definition for "dry" but it contains no examples I understand.
We have an impressive amount of rain here too.
Mike Out side of North Platte Nebraska. UP railroad, I-80 business and Farming (corn Soybeans) cattle are the main businesses.
I am sorry for laughing but for some of us I-80 means a five lane parking lot in Northern California between Sacramento and SF.
I laughed when Olympic Blvd in WLA had more lanes the I-25 or I-70 did in Denver when I moved there in 78. Times have changed. :)
In other news, The 4th Circuit Court of Appeals ruled yesterday that assault weapons are not covered by the Second Amendment. A spokesperson for the NRA called the ruling “absurd”.

In other news the family is going to do a LA thing. After the Oscars there is a show "Live with Kelly" or something. We are taking a bus in the early hours after the ceremony and being part of the audience in the same theater. The last time I had anything to go with the awards was mid 80s when my kid sister wanted to see the venue so we took my motorcycle and drove down the street. That isn't possible anymore.
Went to see the Academy Awards from the bleachers when they where at the Santa Monica auditorium. Been a while.

oh yeah that's right..I was thinking Nebraska..going from 70+ weather to snow in a day or two narrows down the choices a bit.. :)
Our ruling on Second Amendment protection is limited and clear: Because the FSA-banned assault weapons and large capacity magazines are like M16s, in that they are most useful in military service, they are not protected by the Second Amendment.
Yep, absolutely absurd, since the purpose of the Second Amendment is to guarantee that the people can be armed exactly as foot soldiers.
Pretty soon they'll be saying that the First Amendment only guarantees free individual expression via unamplified voice and parchment, and that the power inherent in the internet, TV & radio should be the sole domain of the government as well.
Where in the hell did these people lose sight of the basic idea behind the Bill of Rights was protection of the people against their government?
Meanwhile, regarding that Philly Soda Tax:
http://www.zerohedge.com/news/2017-02-22/philadelphia-soda-tax-leads-30-50-plunge-sales-mass-layoffs
Almost as if the definitions of circumscribed and proscribed are under attack from the very entities to which they apply.
Tax something get less of it. Subsidize something get more of it. So many lessons in real Econ these days.
Here's hoping that someone out there is learning those lessons... nahhhhh now I'm kidding myself.
Yay!
You want less consumption of sodas so the law is working as it should. All that sugar is bad for you. Ultimately, how many cases of diabetes is the country avoiding. How many amputations and premature death?
Alas, as it stands now the people cannot protect themselves from the government unless the soldiers themselves are willing to not shoot at their fellow citizens when given a questionable order. The greatest danger is spending far too much money on the military industrial complex. Which could have been usedan to build and repair roads, bridges and dams, which we actually need.
Is today the day the updated drought monitor is published, I thought it was yesterday.
C RISK sez Black Knight sez mtg delinquencies way down.
My sec sez her new firm is doing lots of mods where the owed money is thrown to the end of the mtg. Bank get an income stream . Owner gets to be a renter.
The son filled out his application form for the mtg on his new house I champlain, Ill.
"Where in the hell did these people lose sight of the basic idea behind the Bill of Rights was protection of the people against their government?"
"These people" are judges in the 4th District Court of Appeals. It's their jobs to uphold the Constitution of The United States, not do what you think they should do.
Just sayin'.
Which he will prolly be stuck in cause the rates are so low. This is not too bad, because it is one or 2 steps up from a starter house.
Let me point out that when rates go up to say between 5 and 8. . . And they will, people will try to cheat the due on sale clause, which has been held by the Supreme Court to be an enforceable mtg clause. Usually it takes a couple years for the banks to notice they've been had, somethings much longer.
Yep. These people is a Trump like phrase.
I guess the supreme court is "these people" too.
Hey, I know it's early, but me and Walt need some companionship
Well Rob you red bean went from extreme to merely severe. How do they calculate these things anyway? And the bean is gone.
Gotta get the kiddo off to school so you aren't early.
Yes the new drought map is out.
http://droughtmonitor.unl.edu/Home/StateDroughtMonitor.aspx?CA
20% more out of drought. No D4-D3.
The. Calculation is strange and drought biased. A few weeks of dry after a few weeks of wet will be called drought but a few weeks of dry followed by a few weeks of wet won't erase that accumulated deficit.
Good Morning!
Windy snow starts around noon.
Guns are here to stay automatic or not, store bought or black market homemade. Legislation only make good people law breakers. Criminal and the sick don't care.
3-D printing will change lots of things.
Any more fierce rains expected?
244,000 initial claims. Barely worth even looking. Don't worry. No post on this non news. Like I said back on HCN. 240k plus minus 40k as far as the eye can see.
At what claim rate would salaries be pushed up in your opinion? In anyone's opinion?
10ft well formed surf. Possible 1/2" Sunday but looks to be disappearing. Looks like a break.
It's a good isea to not make it easy for the sick. . .or the criminals either, except they can I admit, figure out how to get them.
I don't think it is useful to discuss guns, because everyone's opinions have hardened to granite.
The s ok n got a good price on his house. He countered, they countered the counter for less than the asking price and bingo! A bouncing baby deal.
Son and dil.
Discussing guns is always a no win conversation. One's reality shapes their opinion.
RD are you a long board or short board rider?
I just boogie board these days. Never really tried hard enough to get the standing thing.
The problem with surfing in Kali is the best waves occur during the stormy season...which is also when the water is most polluted (storm runoff)...
G' morning..
If I get the chance I would try the Boogie board. Never did that, started with a 9'6" Bing Pipe liner that weighted more then me and went to short V bottom in the end. Fun times. :)
In SM we avoided The Pico Blvd storm run off. Nasty back then.
article in the local fishwrap that Seattle has received more snow than Minneapolis this year...crazy!!
Until there was a crackdown some boats leaving Ventura Harbor would purge bilges as soon as they cleared the breakwater. My BiL and others got a nasty liver virus from that. Safer now.
New post BTW.
