These are 3/2 on 4000 built 1970-1990. Generic snout houses. There are upside houses running to mid $700s exceptions. Nothing even the occasional 2/1.5 on 3000 below $480k.

Liz, Shocking as it may be to your Simon Legree image of me, I am a 'nice' landlord. If it takes an extra month to get a new renter because I raise 10% every two years then I would never break even after vacancy and between tenant repairs and applicant fees to a third party. So, I don't push the rent. And I am generous when tenants make any repair effort rather than calling me to get it done. So I do well by doing good.

a friend of mine sent me a job posting from the local comm. college to see if I thought she was qualified for the position. Reading thru the post..I came to these two lines..right next to each other..

Women and minority groups are strongly encouraged to apply.

(institution name) does not discriminate on the basis of race, color, national origin, sex, disability, age, religion, sexual orientation, gender identity, gender expression, creed, disabled veteran status, marital status or Vietnam-era veteran status in is programs and activities.

seems a little contradictory doesn't it?? the war on straight white males continues I guess..

it's a job posting Liz..there will be one winner. If you saw a job posting that said "white males are encouraged to apply" would you think you had a fair shot at the job??

That's the way it was when I graduated in 76 from law school. You apply anyway. Women went wanted if they were single, because they would get married and have kids. Older womend with kids were told they wouldn't world hard enough because they had husbands. Me, younger, with just ione kid. . Wel, the kid might get sick. . . These are summaries of actual conversations. I have a hard time drumming sympathy, since women are not wanted inany profession preveously dominated by men.

I actually don't think they thought they were. There was a time that there were " too many Jews" in an institutiob. I think they thought it was obvious white males had the advantage, and so they didn't have to say it. They are pretty dumb.

To be honest both men and women have difference in physical abilities and responsibilities. Making it hard business wise to hire one over the other. Some things can't be changed. IMO

I Wil never have the upper body strength of a man. So what? I am less likely to have a heart attack at a young age. I will probably live much longer. I will get interrupted when I speak. I wish we could change genders for a whie, to see what it was like on the other side. Ever read Black LIke Me? You couldn't be a women writer, if you were never taught to read and write. Nobody knows what can and can't be changed in the world of employment.

Ballast Point makes the best sessions IMO. Kona and Institution are close. Sadly I must admit that Sam Adams doesn't come close.

All this nice stuff came after 150 years of fighting, here and great Britain. PAtriarchal attitudes are there, under an inch of digging, for women, blacks and gays. I thought things were getting much better for the latter 2, but it seems not so much. Then we find out these women, many who seem to have it all are seriously harassed. And all this college-going is very recent. After Sappho, you have no great women writers for about 2000 years. (I don't know when the Japanese Pillow Book lady lived) Were there none capable of it? I don't think so.

if I had a teenage son these days..I would steer him away from four year colleges...waste of time and money. Better to go straight to a trade school..or maybe a coding/programming "bootcamp" if he showed some interest and acumen in that area.

It is really unfortunate that colleges and universities have basically become expensive liberal indoctrination camps for kids. It's bad enough that they fill their minds with garbage, but they also charge an arm and a leg to do it... WTF

My son went to a 2 year college at first and lived at home, after a stint in m the army. He graduated with $2000 in dbt. But then there was grad school. . Gulp. He is in a golden cage at the VA for the next 7 years. But good salary, and good bennies.

My life and living was made as a mechanic not a thechniction, the difference was we still fixed cars not plug in and replace parts. Computers took away the ability to show off your talent, Computers ruined the fun. Anything done right will make money. The ability to teach yourself destroys bounties. After a trip to my favorite stature park in Loveland CO I am excited to try my had at sand cast concret art, my mind is wild with ideas. Education is just a tool, it makes you nothing. IMO

Honest. That black ABS section of pipe is for a plumbing repair and not a muzzle flash suppressor for a Swiss made long range rifle that i do not own anyway.

If you've ever been to one of those things you may not even know the location nevermind many of the attendees. Nothingburger.

The Fed could sell back their debt instrument to the banks from they originally purchased them. For now the plan is to let debt instrument mature and fall off the books instead of being pushed.
