Blogger*Blogspot Issues
At least our hero was there. 12 plus hours of intermitent service and we all get bent. Honest; not me. I made some money, cleaned my new office and dug dirt. No sweet deals, no new contacts, no groundwork. Just the bow bow bow part of bow wow. Casey has let thru a number of interesting comments. I think he's beginning to understand the concept of "eyeballs." Progress? I don't know.

I am addicted to this train wreck, no denying that. However I think it is taking a toll on me.
I was picking up a pizza from my favorite mom & pop shop (none of that chain processed slop) and as I was waiting I had to listen to this little troll on a wireles headset.
Turns out this pimpley faced, barely 21 year old grease ball was a Realtor (TM my ass). I had to listen to him SCREAM into his headset about a deal that BLAH BLAH BLAH.
Honestly I didn't really care about what he was talking about, just the fact that he reminded me of a sleaze ball, moron, failed flipper out in CA, I was really tempted to knock this guys lights out.
Now I've never had any temper or rage issues in the past but I seriously had to calm myself down. Being that I'm 6'3" and had at least a foot on him, he probably wouldn't have made it...
...I may have to give up on IAFF for a while!

I sent my post about Mr. LeGate's vacillating feelings towards "crooks" to his customer relations email at House Buyers Network.
I doubt I will hear back.
He's not a "real estate investor". He makes money off of people in trouble. That's his business.
Casey has no equity so Mr. LeGate isn't interested in his properties. He's interested in using Casey's blog to find people he can low ball and extract their equity.

Don't get too comfy. I don't live for Casey stories and won't do this forever. I'm thinking my site caseyserin.info can do what we see here and exurban nation can go back to New Urbanism and other less than 20 click per day subjects.
Casey will be "news" for many months and probably more than a year but it will get like watching the BLS CPI month to month and not worth discussing.
Casey is on an "up cycle." He'll hold this attitude for a while and then disappear. Then He'll come back like nothing happened and then poof. These final stages of the manic/depressive cycle get more frequent and erratic.
What we won't get is old business addressed. I can almost predict he'll say "What's done is done."
The problem isI don't care enough. What we do here is fun and freewheeling and almost unmoderated. I'm having fun and I'm not inclined to make changes until it becomes work.
BTW, I'm getting a little more than 1jj (Jamba Juice w/wheat shot) per day but have yet to see anything.

Sorry if this has been covered, I just can't find it.
Can someone help me with this - I can't figure out everything that is going on here. Is this the current theory:
A. Casey bought the homes with a cash back deal.
B. He couldn't flip them so he kept the cash and charged all of the upkeep on credit cards until they get foreclosed.
C. Once the houses get foreclosed he'll go BK to wipe out the unsecured debt.
D. He'll deal with the bad credit and keep all of the cash that he made from the cash back deals.
What is Homey suggesting with the Galina deeds - that she bought the houses and then sold the to Casey?
By the way - I can't believe what Homey can dig up. Amazing.
And one more thing - Sputnik the Cat - who is that? It seems like he talks like Bill the Cat. Maybe time for Billy and Boingers reunion?

Why not fully disclose your compensation structure with Casey. Did Casey actually sign a contract with you- like he did with every other person, to only later reneg on the contract? No offense, this is very reminiscent of the whole Adsense revenue lie of Casey. I am talking dollars, cents, terms, etc.
For someone that is the President of "North America's Largest Home Selling Solution Company", you come across as thin skinned, short tempered, and lack of maturity. Like your new prodigy Casey, you have yet to answer any concrete questions put to you. Instead, you resort to third grade bullying and defaming the character of people that have yet to defend themselves.
Here are a few simple questions for you:
1. Why out of the thousands of honest homeowners, did you pick Casey Serin to be the guardian angel for, other than he has a website which provides you a vehicle to profit from?
2. If Casey was an employee of yours, would you fire him?
3. Did Casey commit any crimes or illegal activity?
4. Should Casey be prosecuted?
5. Do you agree with Jerome Mayne that Casey commited multiple counts of fraud and should turn himself in to the FBI?
6. Do you agree with Robert Kiyoski that Casey commited multiple counts of fraud?
7.How many other homeowners in ditress have you stepped up to the plate for like Casey with financial assistance?
8. Did Casey show you the contracts for all of his home purchases, refinances, foreclosures, and all other real estate related transactions? What advice did you give him?
9. Have you talked with Casey's CPA or attorney?
10. Given Casey's self admitted public record of illlegal activity, what further actions on his part would be an appropriate catalyst to cause you to end your relationship?
11. What is your opinion of Nuveau Riche University, and do you have any affiliation with it or Chris Record?
If you truly desire to have the audience take you seriously, I suggest you stop with the chest pounding and tap dancing. Do what Casey won't.

I’d like to suggest a mirror site of IAFF so as to avoid going there. We don't know where the cash from the cash-back deals is. I'd wager Casey has no clue either, I think he spent it and thinks he spent it "rehabbing" but obviously isn't going to actually figure it out. But I'm sure some people think he has the cash stashed someplace or whatever, I dunno. I don't think he's anywhere near smart enough to think that far ahead.
The implication with Galina buying it and selling it to Casey is that that's how they engineered the cash-back deals, it's a common fraud. One party buys a property at about market value, then turns and sells it to a co-conspirator for above, and they keep the overage as cash.

I can't find that Duane Legate, 43, or his wife Lisa have ever held real estate licenses in Georgia. Duane Franklin LeGate's father, Eurie Franklin LeGate held a real estate license until 1991.

No, that's a straw-buyer fraud, different animal entirely from cash-back at close. It takes a conspiracy of professional con-men to make these work.
In its simplest form, cash back at close is when the buyer and seller conspire to sell a house above market and the seller kickbacks some of the money to the buyer. Banks fucking hate that, so you have to hide it from them. One way to do that is to go to the bank and say you need $X for repairs which will increase the value by $X. Then, create a shell company that will be the "contractor" for the work. The bank agrees to lend the extra money which they send to the shell and the buyer takes from the shell and pockets the cash. It appears Casey might have done something like that.

The tranfer of title deal is common. When I refinanced my house after i got married to put my wife's name on the property I signed a note selling her 'half' for one dollar. Now her name is on the mortgage. Makes it easier if i were to croak. I guess it also makes it easier if she were to divorce me. plus i couldn't quite qualify for a 30 year fixed without her. Gotta love 5.625%!
On another note I am beginning to think Duane is not truely the altruistic person he makes himself out to be.
I disagree with Duane about BK. I don't see how Casey can avoid possible jail time by not declaring BK. He still most likely will be investigated.

HWJT. That stands for huband/wife joint tennants. This is the typical description in California whenever a married person buys a residential property. Both the loan docs and title process pretty much default to this form unless you are willing to jump through extra hoops. Anyone gonna guess whether Casey took the path of least resistance?
