  1. Marin County, California, in the San Francisco metro area
  2. Kings County (Brooklyn)
  3. Santa Cruz County, California
  4. Summit County, Utah (this is where Park City is)
  5. Monroe County, Florida, in the Key West metro area
Speaking from experience, Park City is on a different Planet.

Ratio of median price to median income. I suspect the Keys are low income residents.

Quote a few. Trailers are all some can afford, and they are expensive. Really no more residents is a a good thing. 5 years ago, you couldn't evacuate the Keys.

Back to legal pot. The little guys have to do every thing in cash, cause the banks are scared to deal with them. (How do they pay taxes?) A big deal chain maybe has the clout to do that, while taking biz away from the little guys.

My point is that as an industry the margins are going to erode to nothing. It won't matter if you don't take credit cards when neighbors have so much they leave "lids" on your doorstep with squash and cucumbers.

Hmmm....just thinking about home grown MJ. I'm guessing the government will make it illegal to grow without a license unless it is for personal use (and that's a limited amount). Analogies would be home brew beer and home grown tobacco.

I do think the price would fall quite a bit as commercial growers crank up the volume, but just like beer and cigs - the price in the store didn't go to zero due to home brew or home tobacco. It's a question of both quality and supply I think.

Anyway....If I live that long, I am considering the virtues of being "lit" all the time beginning in my mid-80s assuming it is legal in my state. I think it'll probably help offset the stress of possibly having diminished physical abilities.

Meanwhile in Californica, no one knows where the money is really going. However, Santa Monica has announced that they are putting in bus lanes and widening the sidewalks on the busiest street in town, which also happens to be Highway 1. This will cut the traffic capacity in half, if not worse. Maybe that's where the money is going, because.... Oh, wait....

price of legal pot has dropped here from about $20 per gram (when first legalized) to about $5 per gram now. Think I'll stick with beer...not TJ's double IPA though.. ;<)

have some relatives in town that I'm playing tour guide with this week..and yesterday when we were out and about I missed a turn..so had to turn around in someones driveway..in their window was a sign that read "Queers for No Borders". I just turned to my guests and said.."Welcome to Seattle"

Back to reality over here, sorta. Everybody is gone now, we had a great time with my friends pontoon boat, everyone got to thrash the jet ski, floating in the pool and BBQ, eating out.

Stock market up over 200. Nuts but my poor folio is not getting better. Mutual funds rock!

One of the problems for the local pot shops is that since MJ is still illegal on the federal level..none of the banks will do business with them..so it's still an all-cash business..but they are expected to pay taxes..not sure all that works out.

I feel so bad for the first time home buyers in this market. If you're not already in, the barrier to entry is brutally high.

Ths got a very nice affordable house in Champaign Illinois. A VA loan. Interest rate under four. Very low barrier, but you can't live in Kali

In Austin, there is no less to settle for. The low end has vanished. It's all been bought by investors and converted to rentals. My house has more than doubled in the 10 years I've owned it and rents have done the same thing. If I move, it's a real toss up for me to rent it out at 2.5x the mortgage or just roll the "equity" into my next home. Either way, what was an 1100sqft starter home for me will be something entirely different for the next owner.
