Watching TV this morning showing some of those houses flooded in Houston.
So how do they go about repairing a house that had say 5 feet of water in it ?
Do they just basically rebuild the first floor? How about the load bearing walls?
Or would it be a complete teardown?
I’ve never heard of a flood tear down. New Chinese drywall bottom four feet and toxic fume new paint smell and good to go.
It's a trick to dry those houses out. IIRC, the vapor barrier is on the outside of the insulation unlike the case up North where it's on the inside. I'd guess the best bet is to rip the drywall or up too the ceiling and replace the insulation and drywall.

I'm pretty sure that water wicks up the dry wall way above the flood level.
Also in some of those Houston videos, it looks like mold/mildew goes above flood level.
We had a (relatively) minor flood from a supply line break.
The water was at most 3/4 inch in depth. They took out drywall about two feet above the floor.
That's how far the water travels up the drywall in a matter of a few hours.
Unless your house is made of Cypress wood a flood never gets fixed.

I predict that in 10-15 years there will be a huge home improvement industry around replacing contaminated Chinese drywall with expensive Canadian drywall. The Dawghaus suffers no such indignity. The Dawghaus is lath, plaster sheet, brown coat and such.
We got non Chinese drywall in our Andrew destroyed house. I makes you sick pretty soon.
The nice thing about drywall is you can patch it up and repaint it and you can't tell that it's been redone. At least I can't tell, maybe an expert can tell the difference. Don't know how well lath and plaster can be repaired.

If you get someone experienced with the right skills, tools and raw materials, they can do okay. That's typically not cheap. I think there's a company in Worcester that does repairs and new work.
I have some pecky cypress paneling which I don't like, but which somehow suits the house. My children keep telling me to paint it or gets rid of it, but I won't.
You can have it cheap, right or on time. Pick two.
Good on ya. Too few distinguishing characteristics these days. That said those glass slat crank windows with a negative R value can die any time. We had three from 1962 and are well rid of them.
I've had houses with them. The cranks break easily
and they are ugly.

We had a house that was built in the 40's that had hand cranked windows. The windows opened out, they weren't slats. They seemed to last . I don't remember any of them breaking.

These were cheeeeep houses. We bought the first one for . . . $22500.00. . Which was cheap even then. Hehehehe.

The tiny cheap houses went up fantastically before the GreatRecessio, maybe $200k? Then they went down by half or so.
Houses are expensive because there are too many parasites firmly attached to the process.

So if the drywall repairs are questionable how would building cement block for the first floor work out. If is is sealed and painted would it restorable for nasty flood water?
