Gentleman Squyre

The nice FarBelowMarket team has this gem:

Golfer's Dream More Than $100,000 below market....DESPERATE SELLER!

This unit is in a great location in the club, right on the course. It's in good condition, but ugly as sin. Needs cosmetics only. If you have an eye for design THIS ONE IS A NO BRAINER.

Look at the comps!!!! Two model matches on the same street sold over $400k. Incredible golf at one of the finest country clubs- $100k under market. ****RENTS GOING FOR $3500 to $4500 per month furnished*****
Pictures show actual unit and also a model match to show what it could look like. This model match is renting for $4500/mo furnished.....insane!
Type Bed Full Bath Square Footage
Condo 3 2 1584

However pay no attention to the beautifl view above, check out the glamorous interior:

You can see the opportunity, I mean $3500-$4500 per month? Who wouldn't? Here's the pathetice competition who will be vying for those desirable renters:

On Craigslist:
GREAT 3100 SQUARE FOOT 4 BEDROOM/3 BATHROOM HOME IN MINT CONDITION. WITH FORMAL DINING ROOM, BREAKFAST COUNTER AND WET BAR. HOME IS BEAUTIFULLY MAINTAINED AND HAS A TERRIFIC SETTING. THE HOUSE BACKS ONTO THE LAKES COUNTRY CLUB GOLF COURSE AND IS LOCATED ON A CUL DE SAC. IT FEATURES LARGE ROOMS AND INCLUDES TWO FIREPLACES LOCATED IN THE FAMILY ROOM AND MASTER BEDROOM. IT HAS CEILING FANS, CERMATIC TILE AND AN IMPRESSIVE CIRCULAR STAIRCASE. INTERIOR FEATURES PLANTATION SHUTTERS THROUGHOUT. ALSO, HAS LUSH LANDSCAPING, FANTASTIC REAR YARD WITH POOL AND SPA. HOME IS AIR CONDITIONED AND IS IN A VERY CONVENIENT LOCATION. RENTAL AMOUNT INCLUDES POOL SERVICE AND GARDENING SERVICE.

So there it is... oh wait. sorry. The price, well the second one owing to its obvious defects is available Aug 1st for the princely sum of $2395. Probably because of those extra 1700 square feet and tedious pool to clean. Oh wait, included.

FIRST to wonder, what the hell are they thinking??

And SECOND, NR, give me back my loaf of bread!

Yeah, I'm sure two identical models sold for $400k... in 2005 at the peak.

I'm always amazed at sellers claiming they are X amount under market - but still can't find a buyer. I guess they don't understand what "market" means. X dollars under some bloated number you once hoped to get does not constitute "below market".

One of the Dawgs cardinal rules:
"When you buy something, that IS the new market price."

I just can't believe there are still amateur investors out there pursuing deals like this.

What a deal!

By the way...

Off topic (but around here, that's on topic):

Ugh. That's about all I can say after reading it. WTF were they thinking!!! It's in the middle of nowhere. There's a reason it was open land - nobody wanted it.

Does anyone know if Kurtis and Cindy Squyres did in fact attend NRU?
Casey...?

Hey Jean Valjean,
No bread for you! It's all been used for the koi.

NR

PS I would scoff at the idiots who put this type of ad in Craigslist except that a friend of mine in Canada just sold his house at the height of the market with a ~35% premium over neighbourhood comparables to somebody from another country who needed to get a house fast. Mind you, 99% of the sellers who need to find a buyer like that will never succeed (and he didn't even need to).

What happened to Housing Panic?

"Pictures show actual unit and also a model match to show what it could look like."

WTF? That's pretty deceptive. Can I stick pictures of the Taj Mahal in my listing, to show what my house "could" look like, with a little sweat equity?

Rob Dawg said...

Is anyone surprised by any of this? Deception is running thin these days. In 2005 most people couldn't see through it. Now the deceivers are shrivelling in the sunlight.

Rob - regarding the deception comment - I'd love to believe and agree with you as we skip happily into a new enlightened future where 'we won't get fooled again'. Unfortunately after further 'no questions asked' bonafidation (I've lived in the US long enough now to just make up words with no apologies) by Kcal9 TeeVee I suspect we're still screwed for a generation yet. The sheeple have just been told that the syqujires are just plucky young-uns out to clean up this mess and hey the toob never steered us wrong before right?

Oh crap! WeWantTheFunk is right (see his link), Casey is back. He's got more scams a-cookin... "Short sell your house and buy it back for half price"

Holy crap, when will the FBI pay a return visit to this guy, he won't stop until he's behind bars.

Bobbo, I'm back with a new "info product" and website, and you don't put up a new post to poke fun at me??

For Shame...!! ;-)

Actually, I notice that "Benoit" (TM) has been on his toes updating Wikipedia.

He even has the hilariously gay new pictue of Retard-Boy.

Ya knew this was coming, almost as certain as Casey starting a new scam:

Woman kills herself just prior to forclosure.

http://www.sfgate.com/cgi-bin/article.cgi?f=/n/a/2008/07/23/national/a124717D34.DTL&tsp=1

Faxed a suicide note to the mortgage co. Potential buyers show up while police are still dealing with the scene.

Won't be the last time either...

OK - Thoughts on the new "housing rescue" bill?
