Dated Dowager Demands Dollars

Before you start laughing keep in mind this is a mistake... errr I mean estate.  As an estate, all 1.1 acres, the price shouldn't be all that important.   Now, it this were an upscale middle class tract home from 1988 then you'd have a point.

I bought my Merritt Island house at almost exact the same time for 164k. And 25 k for Dade count rated hurricane windows. We spent 30k to make it less ugly. Now we will spend about 50 to 75 for a new roof and to make it almost attractive. 2 and 3/4 acres. None to make it more salable, all because we wanted to.

We too are modest in improvements for our pleasure. There's an infill house proposal in the neighborhood. First in years. Based on recent activity our hovel would more likely be demolished as the lot plus the existing permitting is worth the same as the property as it is.

Hub has more toys he can possibly play with. They are not the same ones you guy would choose. Nothing automotive or marine. For me it would be vastly increased maid service. And more shoes.

Hub fixes electronic things Building his walkway. or determines.they are unusable. Never did any plumbing. I need to tidy up for maids. Hahahahaha. They don't know where stuff goes.

we are ditching the 10 yr old carpet putting in wood floors and I've been shocked at the cost of materials for anything made of materials you'd actually be ok exposing your family to.

Wood is reasonable. In Groton, Mass there's a place where you can buy pitch pine sawn in the premises for prices comparable to some of the average material from Lumber Liquidators. It's pretty tough stuff

The engineered hardwood in 2/3rd of the Dawghaus I wouldn't hesitate to pay twice as much to get again. #BRs with low carpet. Two tile BRs. One each sheet linoleum bath and the kitchen. The wood stuff is tough and gorgeous and human friendly.

Labor, leveling the slab, glues, stair noses, wood, haul off of old carpet, etc. All in its $15 a ft.

I was expecting $10 a ft, but the first couple quotes were closer to $20. Total sticker shock. We took a few months to save more, and haggled the price down to $15 on our second favorite option. The favorite option wouldn't budge on price. Installation is next week and we are pretty happy about it. Spending money is hard work.

The five different surfaces in the Dawghaus were removed and the engineered hardwood installed completely including edging for ~$9/sf. Probably a 20% recession discount.
