Florida Is Sinking

Sinkhole or stinkhole? Mr. LeGate has confirmed what I have been predicting all along. Floridia is among those place uniquely primed for massive Real Estate pain. From a CNN article:
Duane LeGate, president of House Buyer Network, arranges quick sales for home owners in distress. He claims he can predict where markets will go bad by looking at the traffic on his Web site.

"We can tell you what's going to happen nine months from now," he said. His most endangered market right now is Orange County, Florida, home of Disney World.

"Orlando has blown up. There's been a 700 percent increase in traffic of people filling out our forms," he said. "I could put a bull's-eye on Orlando and write the headline for what will be going on in January and February."


I suspect Gulf Coast will hang on a bit longer but eventually fall harder. The article is also good for an overview of how Duane works. Personally, with current market conditions I'm thinking his stated margins have got to be uncomfortably thin.

Wish I could convince the in-laws that the time for a good sale price is quickly passing. I could have got them 400k last year for their house, but seriously, I am not sure it would sell for 300k today.
My old 'hood has a 8 month inventory, and rising all the time because of slowing sales.

Duane, no love for Palm Beach County. We're set to collapse down here as well. Prices are insane, not quite as weird as California.

Nothing's moving and the talk of property tax reform doesn't help. People don't want to sell and then have the Legislature five months later pass a law allowing them to port their homesteads. And what will be fun is when we get another season of five major hurricanes. Our so called governor rammed through insurance "reform" whic saves an average of 5% ion windstorm premiums.... but if we have another hurricane season like 04, then the state will go bankrupt. No really. And Crist knows it and said as much. But the important thing is is that people save 5% in their windstorm. Whoopie!

There are millions of Floridians in your parents position. To some extent this is the ultimate revenge on the baby boomers. Taxes and insurance are crushing the lower class who overbought. It is gonna be wierd because there will be jobs for the time being but the lower class survivors will have to take two each and leave half unemployed.

Future FL conversation at the fry machine. "Oh man, you are so lucky, I wish I could afford to rent but the cost to get out of my mortgaged home plus the rent is more than I'm paying now even if I'm burning equity."

I live in Orlando. The amount of for sale signs around here is simply staggering. Drive into any neighborhood and I would say every street has about 4 to 5 homes for sale.

Prices aren't dropping either. People are in complete denial, and still feel their 3/2 stucco box that sits less than 10 feet from their neighbor's home is worth $300,000.

No, it's not. There were early signs of the California RE crash in 1989 but the real price drops started two years later and continued for three years or so.

This bubble is bigger, money is flakier, the Feds are more determined to hold the credit bubble together, a lot of people have enough equity and cash flow to "hold on until the recovery".

You've got a relatively large # of people who CAN'T drop their price without declaring bankruptcy. Gonna take awhile even though the crash is now over one year old.

2008 should be pretty fire-worky.

The Craigslist post looks like Casey's writing to me. The pyramid scam is definitely with his M.O. My guess, and it's just a guess, is that he owns the domain and can access other folk's accounts. Steve may not use that email address so Casey decided to use it for another con.

We already know that he has them redirected to himself. Once Steve officially became one of the haterz, all bets were off and he became fair game to another KC scam.

June 6 (the date of those CL posts) was the day the official "We're Back" post went up on IAFF. I rather doubt that Steve would have chosen that point in time to launch himself as an MLM promoter.

Anything's possible, of course, but the timing suggests some other explanation.

I think it's interesting that EN, in its rush to prove its morality, has chosen Casey as "Ethical Frankenstein" but avert their eyes from the MegaCaseys in government and corporate positions.

It's an interesting effect, I've watched it before a few times, I'm still not sure what to make of it,
but there's definitely a lynchmob, groupthink mentality in play, I suspect that several people are displacing inequities from their own histories onto Casey.

It's way too personal.

I don't expect much honesty from my fellow Americans these days, I'm not that offended by his actions.

A Google search for "GDI scam" is somewhat revealing: as with NRU, it's a mix of "of course it is" from skeptics plus a whole load of "no, it's great, rah rah rah" "reviews" from those who are already invested.

It smells right up Casey's alley.

Having done a road trip to the Chesapeake Bay area a couple months ago looking for a retirement homestead, I think he is also correct on Prince George Co Md.

Nothing but cheaply built McMansions on 1/4 acre lots that used to be tobacco fields. People buying homes waaay to big for their incomes.

Expect to see the same crash just soouth of Dover Del. Thousands and thousands of new homes being built on old corn fields. Never seen anything like that short of Orlando.

But i have to disagree about Fairfax Co Va. I am hearing from several sources they overbuilt and the bill is just starting to hit. Rt 95 cannot handle any more traffic into DC.

I just did some research (cause I'm lazy), and noticed Goldsprings daily volume went from around 2million to suddenly 44 million on April 2nd and 3rd. It would seem a lot of people bought in to the pump and dump spam Casey got. The previous day it was trading at $0.03 cents a share and jumped to $0.04 on the day Casey bought. There was some selling on May 25th in the when the stock went from 2 to 1 cents per share. The estimated $52,000 paid for the stock is currently valued at $1200 if he did, in fact, hold.

I agree. parts of fairfax county are struggling. I live on the edge of fairfax(City of Alexandria line butts up to my back fence in the form of parkland). Prince william I would think is even worse. Leesburg/Ashburn area. I can't believe how fast those areas built up. I do road rides lot through parts out there and in the past 5-8 years it is truly amazing the growth. There was an article last summer about a gal i know that bought a house. let me see if i can find it. check this out. talk about a discount!

OK gang, I sent Rob an email this morning. I had a great idea to find out where Casey wasnt welcome. Background...

I got off the phone this am with w*** of Snowflake, she is an early riser(a real one) and we talked about Snowflake coming back. Casey already knew he wasnt welcome there, so it has to be his parents house that he is not welcome (my speculation only.. I have NO knowledge or then again.. maybe I do)... So since we dont know exactly where he isnt welcome AND we have incredible detectives on EN that can deduce where he isnt... getting the drift??

Anyway, I came up with a hair brained idea that will A) thumb the collective noses of EN at Casey, B) Have some fun at Caseys expense, and C) (will have to wait for mr. dawgs approval)

Lets decipher where he is welcome by determining where he is NOT.

So, what I am proposing is simple. EVERY post today must either begin with…

Casey is NOT welcome at my HOME and I will kick hiss butt to the curb if he even enteres my state. OR

Casey is NOT welcome at my HOME. OR

Casey is welcome at my home.

Casey is welcome at my home but his murse isn’t.

Casey is welcome to sleep in the trunk of my car.

Seriously though, are these predictions of gloom and doom™ only mostly for CA, AZ, FL, and a couple other areas? I'm just not seeing it in my neck of the woods, at least yet.

I bought my co-op in May 2002 for $225K. A genuinely sweet deal, considering what was to come.

In late 2005, the "mirror image" apartment on the same floor, with the same view, sold for $365K.

Just last month, another apartment like mine sold for $395K.

I live outside of Manhattan (but in NYC proper) and I'm not seeing "for sale" signs anywhere. Mostly older folks here who have already paid off their mortgages...

I put Duane's comments about Prince William County and Fairfax County up at my novabubblefallout blog. His was a very interesting observation. Right now PW County has 12 months of inventory and 700 foreclosures, as opposed to about 2 months of inventory and 10 foreclosures in 2005. I don't see it getting better immediately, but we'll see if his forward-looking prognosis is correct in the coming months.

I just got back from lunch at BJ's in Natomas (Sacramento). I think I spotted Casey there with some girl that didn't look like his wife (not likely he'd be hanging with his wife anyway since she booted him. The dude was drinking a water and ate a mini-pizza. I didm't stick around long enough to see if he was treating and whether he was going to throw down corporate credit card.

Not sure why you think that taxes and insurance crushing the lower classes who overbought are a revenge on the baby boomers. I have never heard of the lower classes having any effect, or affect, on any baby boomer anywhere. Were you referring to those days when the lower classes could get a home loan at reasonable rate, while the baby boomers were getting a loan on their third house, refinancing the summer house, eating some crabs, and reneging on their first mortgage, all the while lighting their cigars with bank notes knowing that the lower class will pay for it all, and pay for Casey, and those like Casey, through higher rates, property taxes, and the like.

A bit OT, but I'm puzzled by the level of support Galina gets here.

Imho it's incredibly naive to think she was some kind of innocent victim with no hand in this. Of course we don't have all the facts and Casey hasn't blabbered too much about her role, but it's pretty clear to me (read, it's a guess that I feel pretty confident about) that she was a co-conspirator in all this. Success has 100 fathers and failure is a bastard. Casey failed. But Galina was involved in the finances so she had to have known what was going on all along.

Imho she needs a criminal defense lawyer almost as much as Casey does. For kicks, check out the elements of a conspiracy charge, try to figure out whether they fit G, and then try to explain how Casey could have done everything he's done without G agreeing to at least one of the income, occupancy, or cash back frauds. Now, to get evidence of an agreement you might need Casey's testimony, and we don't know with certainty what that would be. It may be highly unlikely that she gets a criminal record out of this, but I wouldn't say the chance is zero.

PC is going to be killed by the local condo market crash. With too much inventory and heavy association fees, people are going to get out in a hurry. I think older housing will be okay, but new builds are going to suffer with the condos.
Just my two cents. I almost bought a non-tower condo but held back. I still have family in PC and they are already spotting more and more for-sale signs that gather weeds.

Don't buy into PCB, it's a speculation that's based off the last two years sales.

I just came back from the area, and the Jax area too. Too many Northerns spilling money on condos and townhouses that are not worth more than $160K at best.

Go to Ft. Meyers and look around. There are many houses in the beach area that are for sale and aren't moving.

My friend has to go back to the air conditioning sales position; the one before the big market boom!!

On FFX County --

The county is huge, and, IMO, cannot be classified together. The western end of the county I think is in trouble and will take many years to recover. Eastern/southern FFX I think will be fine by 2011. I'm hoping it goes down some more, since I'm enjoying buying foreclosures to rent and hold, but I firmly believe that the 18000 new jobs at Ft Belvoir will help the housing market.

Some of the beach houses made of cinderblock were selling in the range of $350 - $450/sq. foot.

An these weren't big or new houses selling in the 1/2 mill range. Outrageous! Still there is a lot of houses sitting right now.

Jax Beach was the same way. Ponte Vedra would always do well since it tries to be posh anyways with TCP nearby.

PC will never have the traffic of ATL or another major international player due to the bases around it. Of course it will be a little bigger. The problem is, construction is expected to go through 2018 so you are looking at a long term hold.

It wouldn't be hard for Casey to hide the cashback. I remember he once bragged that G told him how good he was at pulling money out of nowhere (his butt or something?). He never told her he was "broke as a joke" when they were dating.

It's not hard to believe he'd lie to her about all the money. Even if he did admit to it, he could argue that it was going to be used for repairs. Problem then becomes all the debt they were running up on cards and revolving loans. She sees this and asks him when the homes are going to sell. Most likely he keeps telling her "trust me."

When the desperation started to hit and the debts kept rising, he most likely used the cash back for repairs (yep, uh huh) to float more loans. She may have been aware, may not have been. To be fair to her, it could explain why he used a PO Box. He could hold the key and hide the mail from her.

All this IS speculation, but not too off from people I've known who have had problems with gambling and debts.

Things have changed a lot since Nov. 2006!

When you speak of the St. Joe Company, they are trying to build up San Marco in Jax where only a few have money!! The expense of moving to the area is just too much for the regular buyer anyways. The average yearly income per household can't be more than $60K, so how is the place suppose to support this new expensive building?

Well let's spin that a little bit. With more boomers retiring, there is a chance that they will continue to flock to Florida. Traditionally, they go to So-Flo or Mid-Flo.

So maybe a combo of boomers and the airport might create an increase in demand.

One of the problems with this all, is Flor-Bama has a black eye for being much like Fontana/Fontucky. A lot of hillbillies and of course the party destination for most of the SouthEast. PCB is not a place to be at (all hell who am I kidding?) to be at during Spring breaks and summer time. At least not for an older retiree.

Used to have the same opinion - she had to be involved (or she was INCREDIBLY naive). Recent actions by CS have led me to question this.

Duane has far more data than I and has established quite a bit of credibility over the last few weeks - if he says she is not involved... well, I have to give that a lot of credence.

Would prefer more data, but absent that I am willing to give her the benefit of the doubt based on CS's actions and Duane's word.

In any event, she has a world of trouble down the road - CA is a community property state. She is on the hook for all of the debts as well. Just another lovely mess the little boy has left her.

I can't find anything with Google search over IAFF -- and it's not *that* recent, the craigslist posts are dated June 5th, so if Casey got the idea from an IAFF comment it'd need to be dated earlier than that.

There was a comment pointing at mypowermall.com on the Yaro Starak post (Google cache, and search in page for "financial freedom") -- it postdates the Steve postings, and it's not the same scam, but it does have the same sort of smell.

I was looking at this a little bit closer, and the company behind this MLM thing is called Global Domains. They don't do hosting-- they serve as a domain name registry service, and give "affiliates" a chunk of domain name sales, supposedly:
