Stay Away!; NorCal Edition

March snowpack measurements were hard to get in some places. 
I-80 will reopen in both directions for passenger vehicles with snow chains at 2 p.m. Sunday, according to Caltrans.
The highway from Colfax to the Nevada state line had been closed since Saturday night due to whiteout conditions.
Big rigs will have to wait – there’s no estimate for when the agency will allow trucks to travel the snow-covered highway.

You guys grabbed all the moisture. Cold front blowing through and then back to the mid 60's. This keeps up we will have a hot dry summer.

Just reading the long range forecast for the Tahoe region..they think the "atmospheric river" may hit them again beginning next weekend (after a brief respite this week)...they have to be running out of places to put the snow by now..

Don't worry. That's what reservoirs and dams are for. Hope they hold it all, shame if it all ran into the ocean again.

Going to be a long day. Hecrain gas exploded every plant. The yard resembles a Kansas wheat field. The garden is impossible. Got a chipper machine so at least I can make mulch from the branch material. I love thrift stores. Near as can tell an unused Harbor Freight $129 model for $30. I'd never pay $129 before but based on usefulness if this one breaks I will have to get some kind of replacement. Like a Roomba, one you have one you cannot imagine life before.

Tom Stone often talks about the queen snakes, gully cats and rabid quail. At least the quail flush out just before the frequent wildfires that break out following the daily earthquakes so they aren't entirely useless.

Speaking of saber tooth mountain geese. My must watch zip code 92397 is showing a recent rise in vastly overbuilt overpriced trophy cabins coming to market. White elephants in my opinion and no longer selling.

I'd bet they are spending $2 million per day 24x7 right now. The generators are back online. The emergency spill is rip rap and cemented below the lip. They've been dumping boulders around the main breech.

At some point this stuff will appear crazy even to the crazies. Or, they will get bored with it.
I repeat, I don't think much will get done during the current administration. ACA could certainly be improved, but the Repubs would have to admit it was worth preserving, which they can't. I like Mike's idea of lowering the age of Medicare plus covering pre existing conditionds. We can argue about how fast. I think 5 years right away and then 6 months every year or 2.
My house went up another hundred dollars!

Just Zillow ed a mid middle class neighbor, fairly far south of me. From 65k to 165k, mostly 80s to 110k. The 65k looked pretty trashy even from the small ariel view. The others are just regular family homes.

Anecdotally..hearing a lot of stories about people moving from condos to houses (or better condos)..and renting out their old condos (instead of selling). Probably helps explain the lack of inventory at the entry-level up here.

Friend of ours just bought a condo (hot part of town)...previous owner was one of these RE brokers/investors who had bought it back in Dec...installed new carpet and appliances...re-listed it in Jan and made ~~ $40k.

Crazy..but the new price is supported by nearby similar sales...(appraisal came in spot-on)...

Of course, nothing at any price has been built in about 10 years. Some stuff is planned, but I dont think a single shovel has been dug. There is a fair amount of small commercial buildings Goin up, but some decent looking small strip shopping centers have been nearly empty for years. There is a small to medium sized condo which was abandoned about 10 years ago at the cinder Block stage, that they were trying to restart for a while, supposedly has all permits. Don't know why that's gone nowhere.

I wonder if the RE developers are having a hard time getting funding and/or insurance...you would think with the demographic changes occurring in this country...FL RE would be "hot" (or at least luke warm)...

Liz, I've just been too busy to put up the usual deep dive RE posts. Those take work. A link to the snow pack is a couple minutes. CRE occupancy and pending permits stuff takes more solid time than I have had recently.

Read an interesting article over the weekend about changes going on in the Palm Springs (CA) market. I guess RE investors are buying up the old 50's/60's properties..turning them into AirBNB's... and the "old guard" (permanent residents of PS) do not seem to happy with their new neighbors..

In the case of the 92397 high end I suspect short of a bubble pop there will always be a greater fool in the $190/sf range as long as you are below $600k. There is enough uniqueness to be living at 6,000 feet altitude and see snow and still be a long commute to the great sewer as sm_refugee calls it. Personally, I'd get as tired of the lifestyle as I would Gulf coast Florida. Obviously lots of people think differently NTTAWWT.

They are not alone. Ojai and San Beunaventura are both struggling to close this down. Not really close it down, just regulate it and of course insert a blood funnel.

There is a house across from me thaTs for sale at 500k, which I think it isn't selling because it's a white elephant. It is 2 houses in one big lot, extra house,.outbuildings. but you can't see the house from the road, only an unimpressive out building. Plus it's kinda too much. And its next to a kinda swamp pin d/ canal, the hub told me he might be responsible for drainage. The owner might do better to tear down the out building. The realtor even had a drone fly over it and take pictures.

Zillow must have a cookie cutter formula that does not fit our market. Their rent Estimates are crazy also. I would love to be close to what they quote. Realtors chuckle when I mention Zillow.

From that Mercury News link that RD posted, it looks like they shut off the turbine (it was a test) at Oroville in order to dig the water channel deeper. Eventually they will turn on all turbines and be able to discharge 14,000 cfs of water. The lake is filling at roughly 10,000 cfs. Quite the balancing act.

Lots of houses have been listed for sale at one time or another and have photos taken of the interior. They are probably just use those photos.
We sold a houses in 2011 and 2015 and the photos from the listings are still online.
