No rain here, very windy grass fires and trees shedding limbs.
Liz, it has been all day cutting limbs and chipping. Seeds dormant for 5 years just exploding. The mulch, the pre-emergent, the roundup, the mowing, the weed pulls, the grass suppressant,.. I am still losing. Don't get me wrong. The Statis, the lavenders, the succulents are great. I even have a first for me. Parrot's Beak blooming. Never had luck before.

I have a hanging pot and a drip supplied plant in the xeriscape garden. I lost a couple specimen plants (either too wet or too cold) but the new replacements are more appropriate. The aloe plants I was supposed to give Mrs Cinco (nice lady) some leaves from are so large they are bursting the pot.
Still considering replacing the front yard with a triple project. 1 Dry rock stream. 2 Running recirculating stream. 3 Putting green. Don't tell Mrs Dawg about that last. I'm telling her it is just water saving low maintenance synthetic grass. By the time the crane shows up with the neon lit windmill, Paul Bunyan axe swinging statue and scary clown hazard it will be too late. ;)

Median household $77k. Average $97k. The large difference speaks volumes. So yeah, 7x income.
Are or were the Zillow estimates realistic for those houses considering the selling price?
7x income. Urgghhh. Better than 10 x income I guess. Is there a lot of under the table income? Big down payments?

Three things. Existing owners are likely carrying substantial equity. The median income is the result of bifurcation meaning lots of $45k households who rent forever and $115k households that are the buyers. Finally the median income is not buying the median house but scraping to buy the cheapest house.
The bottom half houses with a sales history or two are fairly valued by Zillow. There's always going to be the missed gourmet kitchen or under appreciated school district or shed of spousal exile but those are easy to adjust for.
What about the top half? Over or under estimated. The 115k types are still paying 4 or 5 or 6 times income. We never reached evendors one and a half but still occasionally found it hard.

Interest rates passed 2.5% on the 10 year. A better grade of cat food for the poor or are they still not worthy of it?
Most of the more expensive houses don't turn over often enough and lack comparable sales to reference.

For fun I checked Zillow on some rental properties. They can only find 3 of them, all nuts with sell prices and rents 30-50% more then real market price. I wish they where right I would be rich! LOL!
Low mortgage rates and low lending standards do nothing but make profits today for a few and a life of debt/BK for others. IMO mortgages should not be more then a max of 4 years gross income.
The standard used to be 1 1/2.

I prefer 1 week take home as a better guide to rent or home mortgage payment. Rent at least covers taxes insurance and repairs as where the mortgages cover PI and maybe insurance. This gives one 3 weeks to live decent and save, something Banksters don't want.
That's a good measure too. Very hard to meet, if you don't want to live in a shack.
We just have to get used to housing taking a bigger share of household budgets. Food and clothing and energy have generally declined long term so it makes a bit of sense.
Mortgages caused the problem and still fuel it. Hard to back down from what took place. I wonder if CD rates ever do rise to a respectable level. I really want to get out of the rental biz some day.

My understanding is the debt ratio limits for mortgages are still 28% (of gross) for your mortgage payment...36% "back end" (all debt).
Way too high imo...but people seem to make it work.

28%/36% is still around with some truly weird modifications. Three cars, one with a tiny payment. No good, the assumption is that we have two typical car payments. that's like $800/mo -assumed- debt payments we do not have. The Expedition cost $1000 to purchase outright. They have two month car loans? Oh, and for income properties. They assume you are stupid and discount every aspect. Some won't even include rental income in the DTI calculation. Assumed insurance costs are routinely double actual expenses. But back to homes to live in. Roof good for at least 10 years? Never mind that the purchase price already incorporates such things. On and on. No wonder people are being frozen out.
