Hoping that crow is to your liking. As this chapter draws to a close I hope we can wrap up any loose endz. Fraudcast then haterzcast and running commentary here. Tomorrow solar tax credit proposals and why the exurbs will benefit most.

house buyers network wouldnt help someone with no equity on a liar loan because there is NOTHING for them to gain in the sale. They only make something when they can screw someone out of equity and these are usually hard working people (thats why they have equity to begin with) who cant pay their mortgage because of illness, unemployment and tragedy!!!!

hey johnny how much equity do you have in your home? if you die and your wife cant keep up with the payments and ends up in default dont worry HBN will come along and help her out. You worked hard to provide but someone will be there to save her by taking everything and then she can go search for an affordable apartment.

you really think he is helping people????? OMG, I know a family, hard working 8 kids, one of them severely ill and dying and father becomes unemployed by injury, unemployment runs out and guess what!!! They are in foreclosure with 60 days to pay up or get out!

They have owned the house 15 years, imagine the equity! So the options go like this- allow foreclosure and watch the bank sell it at less than its worth and gain nothing while ruining your credit or sell it to HBN and get nothing but save your credit and hope some day you can buy again.

SCREWED either way! But where is the favor?????????

I rent at 1/2 the cost of owning the same house. I am sitting on a whole pile of money from the house I sold in early 2005.

When the housing market really tanks, I'll put in some massive focussed action. I'll pick up a nice place and probably a few rentals for some SWEET passive income.

My wife? She's a lot smarter than me. She knows the drill and can fend for herself.

No worries, mate! It's all good (especially the money part)!


P.S. You gotta love the stock market at a record! While housing tanks the stock portfolio is roaring.

So if someone doesn't have any equity, they are forced to pay 6% to realtors out of pocket. THAT SUCKS!

Luckily, if someone as only 2% equity they can at least sell to HBN at breakeven.

So in many cases, the folks using HBN instead of realtors are the lucky ones.

I want to highlight something that ocurred on the Fraudcast.

I asked Duane if he had bought the entire IAFF,or just Casey's share, California (is a community property state).

Duane's voice sounded very "flat" when he told me that he had purchased 100% of the property.

Would Casey sell something that wasn't entirely his?

Did Galina agree to allow her separated husband to look after her interests in the marital assets?

Did Duane fail to check for clear title?

He may just have bought himself half-a-domain.

My step-father can buy and sell cars w/o my mother's name on the title and without her signature during transactions.

I think the proper interpretation would be that, in case of a divorce, Galina would be owed half of the proceeds of the sale.

Just my opinion based on my knowledge of CA transactions.

Nor do I. and it may have been my connection that caused the "flatness" I heard in Duane's voice.

But it just seems kinda dodgy that
a husband can sell the ONE income-producing asset of a community-property marriage that may already be in legal separation.

Your friend's problem was that they followed the usual American way of dealing with any and all problems (which is to ignore them until they are large enough to smack you in the face). Had they began marketing the house shortly after the injury (that sucks and I'm sorry it happened) they probably could have gotten a price that would have preserved some of their equity. Forclosure usually begins 90-120 days after the last payment is made. Also, banks don't really want to reposess in the current environment and are pretty liberal with their forebearance policies, especially for temporary conditions (it's possible they will still grant a forebearance but if they waited until they were 2-3 payments behind the chances drop significantly).

Once someone gets this far behind the 8 ball, they are left with fewer and fewer alternatives, none of which are good! Duane's offer will preserve a credit rating which is valuable (and at this point their equity is effectively the banks so selling costs little compared to foreclosure).

News flash Sharky! Casey can sell ANY JOINT assets of the marraige. Galina is still liable for HALF the JOINT debt. She is also legally liable for HALF THE DEBT Bongo-bongotard accumulated during the marraige.

Unless and until a JUDGE decides what is what and divides it up...in divorce or legal seperation proceedings....and even then the creditors will SCREW HER MERCILESSLY on her credit rating.

She's fucked hard for marrying a moron fraud. Hammared shit. She has only herself to blame. She picked him. When she accepts that it will make her life easier.

Good luck with that!

She'll spend years digging out of this shit...if she ditches Casey it will be easier.
