Greed Comes In Many Flavors

Developers showed up, some with checks in hand, but none bid Tuesday on 125 acres of prime state trust land in the Scottsdale Airpark area.

The Arizona State Land Department was seeking a minimum bid of $549,000 per acre, or $68.5 million, for a 99-yearlease of the land northeast of Bell Road and Loop 101.

Over the lease, that would have generated nearly $1 billion for Arizona schools, a record amount for a land lease, State Land Commissioner Mark Winkleman said.

Department officials still hope to get that price or more at the rescheduled auction on May 24.

Didn't Arizona have another government land auction that finally sold after two previous auction postponements?

Countrywide (CFC) and IndyMac (NDE) report earnings after-market today. It'll interesting to see how the sub-p and Alt-A issues are addressed or spun.

Most of the new commercial development takes place around transportation hubs so office bldgs around airports make sense. What doesn't is the arrogance about the price. They should burn the '05 pricing history and get into today's market. Then again, it's the Gov. so why should they. Gov and intelligence don't flow well in the same sentence.

For raw land, the price IS ridiculous...but commercial pricing does not equate with residential. Two completely distinct species.

Casey, since you aren't updating your site, a few things

1) I know a great appraiser who can appraise this land in AZ for 589K per acre..let's get this deal done. We can use some of your real estate as collateral. Imagine the possibilities with this land. No worries, with your empire we could easily state that you make 145,000/month. That should be enough to cover the payments. If not, we'll bump it up a little.

2) I just heard that you can get 3 V-Dubs for under 17K...Sweeet!!

About 140 confirmed haterz over at Steph's so far. I bet it's gnawing at Nigel's cold, smarmy little soul. Have you ever in your life seen a man(?) so desperately in need of validation?

Considering that 140 is higher than the typical comment count per post here, it also shows that there are a lot more haterz lurking than commenting, which is obvious to anyone with some semblance of critical thinking skills, unlike Nigel. Sorry dude, the verdict is in: you're a douche. The people have spoken.

The state could care less if this land gets leased out. If anything, the state is between a rock and a hard place. Don't sell/lease the land, and the Shitty of Snottsdale will stamp their feet and whine that the state is being anti-growth. Sell/lease the land, and the anti-sprawl/save the open land group has a blind fury hissy fit over the lack of foresight.

This has been going on for years. Nothing to see here.

The script appears to load some adbrite spyware on your computer. Turn on your script warning and if you do go there, be aware of it and stop it asap.

Also go into your cookies and erase anything with adbrite or dhc.

Noticed snow white's site is down. Did Heekee finally tire of not being paid?

Use an anonymous VPN proxy when visiting sites such as Nigel's. A) He can't trace your IP since it will point him to an anonymous proxy server and B) A VPN proxy server will reject cookies and other things from being placed on your computer. Since it's a VPN, your computer is surfing the net through another computer (legally of course). I recommend www.megaproxy.com to all. It's cheap and the most useful online VPN proxy I've ever used.

I track 14 blogs where the primary topic is Casey and Nigel. Perhaps six of them are active. The level of activity continues to surprise me. I had thought there were perhaps 10 haterz, but now it appears there are 10 hardcore, and perhaps 90 part-timerz. Nigel, you can spin this however you wish. Obviously it's an active community where I enjoy myself. And also obviously, you are a big draw. Looks like you're away this evening... later our comments will face the Nigel Deletehammer. It doesn't matter. I've tried many times to explain to you how internet drama works. That's futile, of course. I do think it would be awesome if you appeared on ALL THINGS SWEET. I feel I know Casey from his radio shows. But now he's out doing sweet deals, and it would be cool if we got to know you better through a telephone program. If you were to disappear as Casey has done (for now), it would be a bit depressing. People like you and Casey are a rare breed and internet drama relies on you to insert energy into the process. You have to look pretty hard to find a guy like you, and especially to find a guy like Casey Serin.

This 125 acre 99 year lease is insane. Not just the price and terms but the policy implications. If you read the entire article we learn that AZ has been relying heavilly on development fees and other one-shot funding to pay ongoing costs. The billions are going to stop but the obligations will remain. I may have been hasty in concluding PHX is now too big to fail.

I have some depressing news to report. My award-winning site, Foreclosure Avoiders Changed My Life, has fallen to the #3 google ranked Foreclosure Avoiders site. I have been bested by both Foreclosure Avoiders Ruined My Life and IAFF. However, I still maintain Foreclosure Avoiders market dominance over the #4 ranked site, Foreclosure Avoiders.

But on a more positive note, FACML is now the #5 google ranked site in the Nigel Swaby market. I'm thinking of further branching out to extend my Alexa reach with exciting new sites such as Nigel Swaby Avoiders, Casey's Stuff for Sale at Cash Call, and Flailing Forward Sux.

Ten charged in mortgage fraud scheme

Ten people from Bangladesh were charged Wednesday by federal prosecutors in a mortgage fraud scheme that centered on that immigrant community in Queens, officials said.

The scheme, as alleged in an arrest warrant unsealed in federal court in Brooklyn, involved a Forest Hills mortgage company's use of so-called "straw buyers." At least 13 legitimate mortgage banking companies made loans, according to the affidavit.

The 28-page arrest warrant alleged that officials at New Generation Funding, a mortgage broker catering mainly to the Bangladeshi community, recruited the straw buyers to purchase properties in the city with false information on mortgage applications.

The straw purchasers also were provided with false identification documents, investigators said. The company had a branch office in Jackson Heights.

According to investigators, the aim of the scheme was to obtain real estate and money with no intent to repay lenders.

Members of the conspiracy allegedly bought and sold real estate among themselves as a way of raising the price to a point where the purchasers defaulted and the properties went into foreclosure, FBI agents said in court papers.

A spokesman for the U.S. attorney's office in Brooklyn did not have an estimate on the losses, but court records indicate at least $4 million in loans were made.

The real estate parcels identified in the arrest affidavit as being used in the scheme were located in Jamaica and Richmond Hill. Some of the properties were purchased from Bangladeshi immigrants returning to their home country, while others involved fictitious people, investigators said.

Some of the information provided on mortgage applications -- such as employment, income and whether the property was to be used primarily as a residence -- was false, investigators said.

In late 2005, legitimate mortgage lenders, including American Home Mortgage, Long Beach Mortgage Company and Lehman Brothers Bank, among others, became suspicious because of a high default and foreclosure rate involving deals done through New Generation, the complaint stated.

Mortgage companies shared their suspicions with the FBI, which began the investigation, federal prosecutors said.

Those arrested and charged included Mohammed Zubair Hossain, 27, and Mohitul Islam, 43, identified in the arrest warrant as being officials at New Generation. A number of the alleged straw buyers also were charged, according to court documents.

Arraignments were continuing late yesterday. Most of the nine defendants arrested were expected to be released. A tenth suspect was traveling in Bangladesh and was not in custody, investigators said.
