Can someone give an update on the Muncy foreclosure which was to happen at noon today? Did the short sale happen? Did the foreclosure happen? Did someone go?

From the info we have so far, Utah will not likely be a foreclosure. It is for sale by the new owners, and when closed the loan will be paid off. End of story. The only way for it to foreclose would be it can't sell, and the new owners who both put in a downpayment and $70K of renovation to stop making payments on it. Highly unlikely. They would cut their price until it sells if worse came to worse.

I think after today (Muncy), the foreclosure story is done.

Advice? To Snowflake?

Monday morning, walk into a bankruptcy attorney's office and declare.

Tuesday morning, put the resume on Monster.com, Dice.com, and whatever other job posting sites are out there.

Tuesday afternoon, browse job listings and e-mail the resume and short letter to each posting that sounds interesting.

Wednesday morning, repeat Tuesday afternoon's activities.

Wednesday afternoon, repeat Tuesday afternoon's activities.

When it comes time to interview, be apologetic with the HR person that brings up the bankruptcy filing. "I was caught up in a scheme that I thought I could get rich with, and I have learned my lesson" will go a long way with the nice HR person.

Upon getting a job offer, accept it immediately. Do not attempt to play two employers against each other, do not tell them you will think about it, just accept. When you have a few more years of experience under your belt you can get a better job.

Take your salary and apply it to the following:

- Get rent current.

- Food staples at the grocery store. Canned vegetables, potatoes, dry cereal for breakfast, things that will keep for a long time.

- A Netflix account for entertainment. All the movies you can watch for a small amount per month. This is actually a good deal, as it will suck up a lot of your free time that you would otherwise be destroying your finances with.

- Last, apply 10% of your salary into a Roth IRA. This will make it at least a little more difficult to touch. Your self-directed IRA should buy 50% foreign currency bonds, and 50% treasury bills. Even though you are young, risky investments such as stocks are clearly not for you, so you should go the safer route with your savings.

Finally, make the blog one page. Purchase a sharpie, sign the murse, take a digital photo of it, and make that the only page on IAFF. Set a link from that image to an eBay auction of the murse. Take a screenshot of the resulting funds, place that on the only page at IAFF, and then take a screenshot of your IRA using those funds to purchase FXE. That will be the happy epilogue to the entire story.

It is such a shame to see well-meaning individuals giving Casey advice on job seeking and rectifying his status.

Unfortunately, what Casey has available to him now is "roofer" or "Day laborer" or "lawn guy" , because the hated W2 jobs that he has decided were oh-so distasteful to him will now find the mark of his character on his credit report when HR runs his background, which they do now. They also Google.... "Rhut row!" is what they will say out loud, and "APPLICANT IS OF NO FURTHER INTEREST - DO NOT CONSIDER OR INTERVIEW!" is what they will stamp on his permanent file.

Freelancing some sweet web design?

Hardly, given his publicly demonstrated tendency to waste valuable time and resources, and miss every deadline, when left to his own devices.

If Casey doesn't want a W-2 job, I can always hire him to dig trenches in my backyard. I need to put in sprinklers, gas lines for the outdoor bbq and fireplace, electrical for the area hosting the bbq/covered patio, and a big hole for the water garden. I can pay him day laborers rates with cash. He can avoid paying taxes. Win-win!!

Until now I figured the flippers where all dead, but low and behold they are still out there borrowing more money to keep afloat until the market comes roaring back like we all know it will in May.

Oh, they're out there, all right. The market leadership have all been telling a story about how the speculators have been cleaned out of the real estate market, but as Casey and Jeff show, they're only just starting on getting forced out.

What's even more important is that none of the banks, in either the Casey saga or the Jeff saga, has officially taken a financial hit on the foreclosures or the impending losses on their loans, as far as I can tell. All those foreclosed and delinquent loans are still in process, they only show up as non-performing loans, not yet losses. Casey and Jeff certainly aren't the only ones out there, they're just the tip of the iceberg, which means that there are probably thousands upon thousands of speculators just like them, getting forced out of the market, where the banks have yet to account for their full financial losses. The red ink in the mortgage banking industry is only just starting to flow.

I was some words of advice for Dateline NBC -- start doing undercover shows with Chris Hansen, where he goes into shady mortgage brokers' offices and attempts to misstate every possible variable (income, owner-occupied, etc).

If and when he's approved for the loan, the hidden camera crew appears and Hansen informs the man that he's on their newest crime-stopping show... wait for it:

A member of the Haterz™ community may have a course of legal action against a member of the Supporterz™ community. Not just a lawsuit, but a potential violation of the law. That's why all the nudge-nudge wink-wink; both for legal reasons, and to try and keep the perpetrator from being tipped off so as to give him an opportunity to cover his tracks. Anyone with a basic knowledge of the law could figure it out by reading the last week's postings fairly carefully, however.

Of course, it could be nothing, but we'll see; my suspicion is that we would'nt have even heard hints unless the people pursuing a legal remedy were fairly confident that they had a strong case.

Did I read Homey right? Is there, perhaps, more than we know going on with the Utah house?

Hmm, he's come up with some things that were not Google-able. Even if he only has access to public records instead of legal records, he has a much better ability at finding information than the casual observers do.

In any case, the Utah house is a saga waiting to happen. There's the missing payment, the six-month vs twelve-month issue, and then, for it to work out, it's got to get sold. While a certain blogger is convinced that the Utah market is going up, up, up, I'm betting that the Utah house owners and Jeff aren't the only speculators in the Utah market (in fact, there are probably hundreds, if not thousands, of them) . . . if that market even starts to cool off, there could be a massive glut of inventory from desperate speculators trying to cash out their fictitious "equity", and that house could end up never being sold.

There are a couple of off mountain condo complexes in Park City where several years ago, prices were in the high 40k range. During the fever, speculators apparently snapped up these cheapies right and left because now there seems to be another one coming on the market every day or so. I don't have a count but over the last month or two, probably 20 or more units, priced from 90k to around 115k or so ($260 and up per square foot). I don't think those will attract buyers at those prices as they are not the desirable close to mountain locations, the flipping opportunity is gone, and they probably won't cash flow without a large downpayment.

Other properties in the ski areas seem to be holding their values, although DOM is longer.

Two effing months to close out the short sale for Muncy. Recontrust postponed the trustee/foreclosure auction twice to give Casey and the realtor time to get short sale approval and close. Two months.

So apparently the lender for the Utah house was 'very interested' in Snowflake having another house they didn't know he owned, and it was foreclosed today.

The mortgage company for that house was last reported by Snowflake to be Aurora. They bought the loan from First Magnus. Aurora also was the lender for the New Mexico house. The Central Bank of Utah was the escrow company collecting payments from the wrap buyer, and forwarding them to the lender, with some payments missing (Dec 7 and 12 posts, IAFF)

This latest story about the banks not giving the Muncy buyer time to close is bull. Both casey and nigel stated in post over the weekend the the foreclosure would take place on friday. They knew it was not going to be delayed again.

That's about the worst definition of "success" I ever saw. Most sane businesspeople define "success" as meaning profit, positive cash flow, or at the very LEAST, breaking even.

Casey's venture doesn't even remotely come close to any of those definitions of success.

I consider myself a risk taker but HERE is the difference with me:

I don't spend or take on more than I know I can pay back. I still work at a job (or for clients) to keep the income coming. I believe risk taking is a good thing as long as you can manage the risk. Those who take huge risks knowing that if it doesn't swing in a positive direction are not smart and are no longer risk takers, they are dumb.

For example, I own a small company. It is a break even business that has been in business for a few years now. I have poured almost 100K of my own money into it. I still pour money into it. But if I find it is not making money by year 5 OR my investment/loans exceed $50K over the course of the year, I will close it up, pay back the money and move onto a new idea.

THAT is risk taking. Spending other people's money with no plan or idea if you can pay it back is a loser's game. THAT is not risk taking.

If you where to look at Casey’s dealings like that of a football game; a foreclosure is a massacre where the ref calls the game before it gets anymore hopeless. A short sale is massacre but the ref lets the game go all 4 quarters. A sold house at a financial loss to the owner is a close enough game that it’s worth watching, it’s still a loss but it’s a good loss in that your team was competitive and if some changes were made they might have come out ahead. A sale that brakes even is a tie and a sale at a profit is a win.

That makes Casey’s Real-estate season 7 losses to 1 win, how you can call that somewhat successful is beyond me. Nigel must be an AZ Cardinals Fan.

When you are as far deep in debt as Casey, do you really 'own' anything? Especially when you can't meet the repayment terms you agreed to?

Also, Casey: the way you use the word 'crazy', as if to subtly suggest the events transpiring now are some funny or light-hearted consequence of forces beyond your control, as though you are simply caught in the middle of the maelstrom though no fault of your own, as if what is happening and will happen to you is not fair and just, is very obvious to your readers.

Vandalism normally is covered under your homeowner's insurance policy, or if you do have coverage undr your auto insurance there is normally a large deductable.

In Snowflake's case, I highly doubt he's covered. Of course that won't stop him from doing a "liar loan" type of insurance claim, where he states his $2000 computer, $400 camera, and $ 5000 flat screen were in the Vdub. It's all good, everyone does it, right?

Yes it does! The Jetta is parked in the guest area both then (when ratlab took Jetta pic) and last night.
