It's an even bigger story now. I thought we were headed for an implosion with a mild pop at the end as the little werekoala ran out of options. Now the winds blowing indicate this story could be leveraged to move the entire industry to a higher more ethical and respectable place in the world. Wouldn't it be great if people could trust professionals in the distressed housing or real estate in general industry? Not the misplaced trust the NAR has been promoting but honest support and transparent motives.

I also bought in '05 with 100% financing. I would've preferred to wait, but it was either buy a house in a nice area with good schools or get stuck in military housing in an area with drug addicts, gangs, etc. So while I'm scared about the future, I'm glad we made the choice we did (for the sake of our son's education if nothing else).

Where I am, when I started to look (last fall) to see what was in my range of affordability, I was kind of in shock. Mostly dumps except for the houses way outside where I wanted to live.
I'm not a perpetual bubblehead who wants to rent forever, but for now i'm in a nice house that would cost me at least 2.5x what i'm paying in rent. The tax benefits aren't worth it to me to buy something I don't really want...

Our neighborhood has held up surprisingly well. There has been one foreclosure that I know of, but the bank ended up selling it for a decent price. There is another house that seems iffy,
I say "surprisingly well" because there are several towns within 50 miles that have had significant downturns. I think we have been lucky for a few reasons:
- The economy of our city is still growing.
- Several retail complexes have been built near our neighborhood since we purchased, greatly improving the nearby shopping.
- Even though it is our first home, it really isn't a starter neighborhood. In our area, the starter neighborhoods seem to be suffering the most.
I didn't buy a house to participate in the bubble, I bought a house to start a family. I'm not counting on any property appreciation in the near future, but I strongly hope that the property values in my neighborhood stay at least flat.
Only time will tell I guess.

Like others are commenting, we bought our first house in 2003 with some "creative" financing. 80% on a 5/1 ARM (resets in 11 months), 10% on a 30 year fixed with a balloon after 15 years and 10% down.
We're paying off the small mortgage quickly and will fully pay it off before the big mortage resets.
I've looked at refi-ing into a fixed rate mortgage, but we won't come out ahead. Our rate is capped at something that is less than what we're paying now for both (mostly so we can get the 10% mortgage done quickly) so as bad as it can possibly get it's still less than I'm spending on a house payment now. We own our own business (SWEET!) and have a solid income (and just recently managed to save 6 months of expenses).
Being self-employed, we are the group that such fancy mortgages were created for. When we purchased in 2003, I was waiting for housing to crash (particularly with the outflow of jobs in the Bay Area) about the time we purchased and wanted to make sure we weren't underwater on the mortgage.
I don't think all creative mortgages are bad, but I think they are bad for a lot of people.
I'm not a bubble denier, but I really don't think that it hit in Louisville, KY nearly as bad as it did other places. When I bought, home prices had not doubled within the last decade (much less the last year, like in CA). I bought in a neighborhood that was built in the 70's, my house was recently remodelled, and several other houses in the neighborhood were in the process of being remodelled. Granted, this could be considered as flipping, but these people were really buying crappy houses, and adding value to a rundown neighborhood.
I think that even right now, I would be able to sell at a small profit, but with minimal equity, it isn't worth it. I probably won't ever pay off either of the mortgages on this house (except when I sell), but I also will not buy another house until I have 20% to put down. That isn't because I think I made a mistake by buying with 100% down, but I bought this house with the expressed interest of building home equity that I could "roll over" into my next home.
When I started the buying process by getting pre-approved for loans, I was definitely exposed and I would say pressured into taking the "creative" loans. The loan officer actually said that she was required by the bank to tell me about interest-only and other ARMS. Then, they pre-approved me for $50,000 more than I wanted to spend (and I ended up spending less than I planned on). I did not fall for their exciting claims, and ended up with my conventional fixed-rate loan. Even though the ARM wouldn't have changed until my planned time to sell, I didn't want to take the chance. If the bubble did indeed hit Louisville, I didn't want to have an ARM reset and still have negative equity in my house.
So, my point in that last post was, I am perhaps the most conservative buyer of real estate on the planet, so all of this bubble talk doesn't interest me that much. I do enjoy watching KC go down in flames though.
