Days Late the Family Secret

And a massive anti-climax. Just more of the same, tying up loose ends, confirming suspicions, laying out future directions.

Everyone has been assuming that all the leaked information has been coming from one person. Truth is there is more than one woman sharing his surname who has become alarmed at the potential consequences. Something about a lawyer ticking off a list of their possible exposure to the financial bomb Casey has set off in the center of the clan was very effective at focusing her attention.

New players will hopefully be introduced over the next few weeks. Not a tease, just get ready to add to the program. Can't tell the playerz™ without a program. We've talked about white knights and people above suspicion who have the resources and connections to chart out a happier ending than what Cap'n Casey has plotted for his family. Let's hope this week marks their nadir.

Addendum: I posted as much content as is possible under the circumstances.

It's an even bigger story now. I thought we were headed for an implosion with a mild pop at the end as the little werekoala ran out of options. Now the winds blowing indicate this story could be leveraged to move the entire industry to a higher more ethical and respectable place in the world. Wouldn't it be great if people could trust professionals in the distressed housing or real estate in general industry? Not the misplaced trust the NAR has been promoting but honest support and transparent motives.

Jesus fucking Christ! Rob, this is what people are talking about. Make the WHOLE FUCKING POST just the 12:24 response.
...Give Duane posting rights, take a month off, and the flow of information will be much better.

I've learned to trust Duane in the issues we have discussed. Duane has learned to trust me on the same terms. One of the trusts here is my instinct for pacing and release of information and maintaining a semblance of order if not civility.

People are already losing track and you wonder why I am slow to go to multiple tracks.

Sure people want to skip forward and read the last page. Newsflash, it isn't written yet. Anyone unhappy here can come back in a YEAR (yes, year) and read the Caseypedia wrap entry.

But he's right. Was it so hard to post the 12.24 entry? How about Duane's comment about the family at around 12.54? I understand you need to hold information back but jesus christ--why can't you write a single paragraph as a post in a straightforward way without the cloak and dagger bullshit? Instead the information is buried in the comment thread after like a 100 comments.

Is it so hard to straightforwardly post that his family met with lawyers, and hadn't been aware of the real extent of the fraud? What is with this bullshit about posting Dali pics and so on?

I started following Casey's story because I was starting to look around for a place of my own. It is freakin' unbelievable how fliptard has pooped all over the place and expects us not only to clean up after him, but to treat him like he's some kind of CELEBRITY. I'd like to celebrate my baseball bat connecting with his blue ball.

Dan & SPS,

I also bought in '05 with 100% financing. I would've preferred to wait, but it was either buy a house in a nice area with good schools or get stuck in military housing in an area with drug addicts, gangs, etc. So while I'm scared about the future, I'm glad we made the choice we did (for the sake of our son's education if nothing else).

NGB, Kndmanz,

Our neighborhood has held up surprisingly well. There has been one foreclosure that I know of, but the bank ended up selling it for a decent price. There is another house that seems iffy,

I say "surprisingly well" because there are several towns within 50 miles that have had significant downturns. I think we have been lucky for a few reasons:

- The economy of our city is still growing.
- Several retail complexes have been built near our neighborhood since we purchased, greatly improving the nearby shopping.
- Even though it is our first home, it really isn't a starter neighborhood. In our area, the starter neighborhoods seem to be suffering the most.

I didn't buy a house to participate in the bubble, I bought a house to start a family. I'm not counting on any property appreciation in the near future, but I strongly hope that the property values in my neighborhood stay at least flat.

Only time will tell I guess.

How do you take a home equity loan out on a home you're just buying? There ought not to be any equity available to borrow against at that point in time.

Something doesn't smell right there.

Okay, lets take stock. "100% financing". The correct term for this is speculating. Can you invest in Apple with 0% down? What can you invest in at 0% down? Almost nothing. You can take out futures spreads with 0% but come on this is gambling not specualting, not investing.

Haven't you heard? That's the way they're all being done now. I've been trying to figure out, myself, how they can call it a home equity loan. But they do it and, guess what, even though 100% is borrowed (at least), nobody pays PMI.

The LA Times did a story on Sunday about new developments going up around the Salton Sea for people desperate for affordable housing who can't find any around L.A. You gotta be pretty desperate to live next to the Salton Sea ... 3 hrs from L.A., maybe 1 hr from Palm Springs, 115+ degrees in the summer, toxic fumes and the stench of millions of dead fish in the air. Think of Fliptard's algae-filled swimming pool times a thousand.

This can\\\\\\\'t be too good for Marty\\\\\\\'s business. I guess Marty will have to resort to what he\\\\\\\'s good at. Drugging up his grandmother, cutting out her kidney and selling it on the blackmarket.((((

It is said, by Bill O\\\\\\\'Reilly, that all urban legands are based in truth. Such is the kidney story. I know, because it happened to me, only sort of backward from the way you heard it.

I was working on a Blackwater contract in Paraguay, painting pentagrams on the Bush family complex. It\'s what I do. Paint pentagrams. I make a good living doing that, mostly on farmhouses, but I go where the work is.

Anyway, I had a weekend off, and I sought some relaxation with a young \\\'prost-u-loot\\\', which is Paraguayan slang for whore. We had fifteen or so drinks, after which we were carried off to her hotel, at which we had what I presume was a very good time.

The next morning, I awoke in a bathtub full of ice, with several crude, stitched-up areas on my back. I felt horrible. With what little strength I could muster, I called a local ambulance, and within days I arrived at a hospital. The X-rays revealed shocking results...

I had seven kidneys! Apparently, I had been chosen to be a \\\\\\\"kidney mule\\\\\\\". It seems that accomplices of the \\\\\\\"prost-u-loot\\\\\\\" were actually rogue surgeons, who implanted the extra kidneys within me, hoping to harvest them once I returned to the US at the expiration of my Blackwater contract. How exactly this plan was to proceed, I am unaware, but I must assume something went awry, perhaps when one of the erstwhile surgeons was distracted by a Spongebob rerun on television or a shiny nugget embedded in his feces.

Bottom line: I had three of the kidneys removed to allow valuble \\\\\\\"breathing room\\\\\\\" for my organs, and I went about my business from that point without incident. I called the Urban Legend people to register the occurrence, and that was that.

Keep such things in mind. Oh yes, and be sure to rent TIDELAND, it totally kicks ass,and fuck you if you disagree, you prim, pink, dumbass.

Like others are commenting, we bought our first house in 2003 with some "creative" financing. 80% on a 5/1 ARM (resets in 11 months), 10% on a 30 year fixed with a balloon after 15 years and 10% down.

We're paying off the small mortgage quickly and will fully pay it off before the big mortage resets.

I've looked at refi-ing into a fixed rate mortgage, but we won't come out ahead. Our rate is capped at something that is less than what we're paying now for both (mostly so we can get the 10% mortgage done quickly) so as bad as it can possibly get it's still less than I'm spending on a house payment now. We own our own business (SWEET!) and have a solid income (and just recently managed to save 6 months of expenses).

Being self-employed, we are the group that such fancy mortgages were created for. When we purchased in 2003, I was waiting for housing to crash (particularly with the outflow of jobs in the Bay Area) about the time we purchased and wanted to make sure we weren't underwater on the mortgage.

I don't think all creative mortgages are bad, but I think they are bad for a lot of people.

Unknown said...

I'm not a bubble denier, but I really don't think that it hit in Louisville, KY nearly as bad as it did other places. When I bought, home prices had not doubled within the last decade (much less the last year, like in CA). I bought in a neighborhood that was built in the 70's, my house was recently remodelled, and several other houses in the neighborhood were in the process of being remodelled. Granted, this could be considered as flipping, but these people were really buying crappy houses, and adding value to a rundown neighborhood.

I think that even right now, I would be able to sell at a small profit, but with minimal equity, it isn't worth it. I probably won't ever pay off either of the mortgages on this house (except when I sell), but I also will not buy another house until I have 20% to put down. That isn't because I think I made a mistake by buying with 100% down, but I bought this house with the expressed interest of building home equity that I could "roll over" into my next home.

When I started the buying process by getting pre-approved for loans, I was definitely exposed and I would say pressured into taking the "creative" loans. The loan officer actually said that she was required by the bank to tell me about interest-only and other ARMS. Then, they pre-approved me for $50,000 more than I wanted to spend (and I ended up spending less than I planned on). I did not fall for their exciting claims, and ended up with my conventional fixed-rate loan. Even though the ARM wouldn't have changed until my planned time to sell, I didn't want to take the chance. If the bubble did indeed hit Louisville, I didn't want to have an ARM reset and still have negative equity in my house.

So, my point in that last post was, I am perhaps the most conservative buyer of real estate on the planet, so all of this bubble talk doesn't interest me that much. I do enjoy watching KC go down in flames though.

Anonymous said...

"So, my point in that last post was, I am perhaps the most conservative buyer of real estate on the planet, so all of this bubble talk doesn't interest me that much."

Uhhh, conservative buyers throw at least 20% down and buy a home that's no more than 2.5x their annual gross income. You might want to check out thehousingbubbleblog.com
