What is it really worth #1

One thing Casey has been so good at is seeking out bargains. And then shopping elsewhere. Since the Rancho property missed its appointment with desinty yesterday I thought we could discuss topical house values. This little piggy would score a mil in my 'hood but it ain't in my 'hood Homez.

What's it worth to you?
What it worth on market today?
What will it ultimately sell for?

Our neighbourhood up in the frozen North is mainly brick Cape Cods with extensions tacked on, surrounded by trees. That place looks so barren that I have troubles imagining living there. Still, if you magically popped it into our neighbourhood and removed the house that was there... it'd go for about $600 K U.S. dollars. Mmmm.... sweet deal!

$400K maybe, but it'd look really out of place in Hampton Roads. Of course if it was on the oceanfront it would be worth 960K if it was worth a dime.
And yeah, it'll probably only fetch about $405K.

400k in NM is alot of money, in NYC where I am you can get a small but fairly decent 500 sq foot studio with 400k, if you look hard

I read a lot on Investments, Mortgages, and other news. I came across the following website "Iamfacingforeclosure.com" recently. In it, Casey Serin, the author, admits to committing mortgage fraud. I submitted the following to FBITIPS, and I pulled your names from the Sacramento field office webpage, where Casey lives.

I am reporting a possible mortgage fraud, still in progress. I have included the links and copied and pasted the most relevant portion of the posts on his website.

Casey Serin, blogging at iamfacingforeclosure.com, freely admits to committing mortgage fraud. As an unemployed individual with no Income, he took bought 8 homes with no money down loans, and termed those loans "liar loans"

He currently has made no attempt to repay these loans, and all 8 of his homes are facing foreclosure, one has foreclosed, and the other would have been foreclosed had the courthouse in Sandoval County been open yesterday.

I do not understand how someone who has admitted to a crime in a public forum on the internet AND provided supporting documentation is still uncharged.

Currently, he is making plans to buy a shell corporation to use corporate credit to grant himself a loan to pay off these debts. I believe that's illegal too. That is in his most current posting, I believe.

What's it worth to me? Nothing.

What's it worth on the market today? Less than the 409K Casey is asking for.

What will it ultimately sell for? A lot less than Casey promised to pay.

Of the four houses for sale on his street, which is about half the houses on his street, his is the cheapest. Sale prices range from his $409K to $750K.

I would be work $650K-$1M depending on zip code in my area (Sac Valley)

It's probably about $375K in Abq, NM.

Action may be being taken, but the wheels of justice turn slowly.

I'm in NYC with Jasmine there and like she said, an apartment that size would be in the millions, but it's not really relevant.

I don't know that it will sell for anything close to $400k. I dunno crap about NM but all the other houses on the street are for sale and they're all flooded to some extent because the road floods or washes out or whatever? It sounds like a misplaced development that was dreamed up at the height of the boom. But by the time the prices go back up, it'll have been sitting there for years, floodily, with presumably new developments going up with brand new houses with new and more trendy technology/appliances/materials.

You bet. An arroyo or wash runs right behind CS house and under the foundation of his neighbor's. The builder leveled the site, but never bothered to inform Mother Nature. She will rebuild the wash.

The 'flood' was not a flood at all. Rather, it was a normal event where extra water normally gets carried to a creek or river in the wash. Maybe the rains were particularly heavy, but not unusual. And when you take away the natural water course, messy things happen.

I'm in NY too so not much to add to its value here (plus adobe looks stupid here). However, I can tell you that City-Data forums have the entire Albuqurque area talked up as "Dangerous", "Crime ridden" and generally "Shitty" so I can certainly imagine that when it's all said and done they'll get less than the original short sale price (which they will not allow to go through). They will then chase him for the difference. Tax problems! OH! And he'll never declare BK cause he's too hard-headed. Oh man, the good will engendered by three red roses is fading faster than you can say "I want a Tiffany neclace!"

New 4br builds around these parts are mostly fake-o colonials, so its hard to judge, since I couldn't find any contemporaries.

For new(ish) construction about that size, there are listings from 250K up to 550K here, but I knwo for a fact the 550K ones are part of a subdivision that has been sitting vacant and half-developed for over a year.

If you're willing to go a little older (10+ years old) you can get a nice house that size in the best elementary school area in the best school district in about 6 counties - for under 300K. That would be 5 minutes from the major employer around here, with ready access to parks, natural areas, and convenient shopping. And you can get a slightly smaller, older house in the same neighborhood for comfortably under 200K.

Casey's house would look awfully out of place here, especially with the raked stone for a yard. I doubt *that house* would sell for more than 200K anywhere in town.

Nothing like cookie-cutter McMansions popping up 4 to an acre to ruin a neighborhood. Sub-par, lowest bid construction, cheapest materials available; roboto-looking vinyl siding, rows and rows of them replacing existing vegetation with virtually no gardens or separations...

Hamster mazes of them, popping up left and right.

Who TF would want to live like that?

Someone over there said the courthouse closing only postponed the auction, not the foreclosure, which was tied to the date. That makes sense to me, but I have no idea how that works.

True? Not true? Is it already foreclosed upon, or does the auction taking place make it official?

All things considered, I think the NM housing market's gonna take a HUGE dump. The house isn't worth more than 200k, if that, because of the area, lack of jobs, high crime, etc. It's a pretty house, fo sho, but it's certainly not worth 500k and our Casey never should have paid that much in the first place.

I live in Albuquerque and would never live in Rio Rancho much less pay 400k for a house over there. There are no jobs in Rio Rancho, well except for Intel and we've seen how well they are doing lately.

You have to commute into Albuquerque for work and the traffic coming from the west is ridiculous since there are a limited number of bridges going over the RIo Grande.

We don't have the jobs or salaries to support huge developments of 400k houses. It's just stupid. Prices got driven up by cheap money and fools from CA buying up everything that has been slapped up because they got priced out of Phoenix.

Oh and anon who questioned everything being shut down because of the snow, it happens just about everytime it snows here. It doesn't snow very often and this place is unprepared to deal with it.

That said, I love living in Albquerque. This area has it share of problems, but then what place doesn't.

As for traction tires, I hope you just mean that studded tires are banned. There are some excellent studless snow tires out there that don't damage the roads.

I spent a week in Tucson a while back. I could *never* live there.

Much as I hate to piss on any of us hater's parades, just because someone as Wells Fargo, the DoJ, etc. has looked at IAFF does not mean that they are gathering evidence.

For all we know, it's a bored secretary tickled pink to see her employer look bumbling and slow.

Still, we can hope, and R Boy and others' efforts may be be what wakes these fools up.
