No Limits Ladies Is Back!
Due to unforeseen circumstances, No Limits Ladies had to take a brief break. We apologize but hey, that’s the internet world. Stuff happens (that holds true for the “real” world too).

That said, I’ll be flying solo here for a bit. We’re real businesswomen, with real businesses and real investments. One of the reasons, we teamed up on this blog was so we could trade off on posting when off-line opps and situations came up.

We’ll also be turning off comments for a while. I do enjoy reading our legitimate comments (shout out to Matt!). However, I travel quite a bit, am working on a novel deadline, and honestly, would rather spend time on my posts than moderating the comments (99% of which are unfortunately spam).

On the Utah house, CS claimed he got $17,000 cash back from the seller after the close. He changed that to $18,000 later in his post. He whined that he had spent almost all of that on expenses related to buying the house.

He actually got the seller to kick in $15,000 for closing and $20,000 cash back after the close.

Casey "made" $20,000 in "Casey income". Have they spent it all yet? I vote Yes.

He changed his exit strategy to a wrap and was never able to refinance.

He claimed in his blog that the wrap payments would be made to Magnus through an escrow but I believe the payments were made to him. He even feigned some drama about how "surprised" he was that Magnus wasn't getting the payments and how he was going to have a "talk" with the Utah owner and the escrow company. Hilarious! Every word from his mouth a lie, every thought in his head a delusion.

Now Magnus is going to foreclose so there goes that income stream. No Hawaii trip this year. Too bad.

Hi L'il Casey, or Duane, or Nigel, whichever one of you it is.

If someone has the time and motivation, could they go through the whiteboard and explain what it all means? I get the gist of it but some them are either hard to read or I'm not familiar with - and possibly break down what he was planning in doing?

It's like looking at crime scene photos - it's all there in black and white (or black and green).

Where did the money go? Did he float the mortgages with the cash back? How soon did he go in to foreclosure? How much - if any - of all that debt was serviced?

At this point, I'm loathe to believe a word L'il Casey puts up. Robert, would that be a good thread idea? What do we know for sure, as backed up by official records, and what don't we know? What would we like to know?

I mean, who knows, he may have bank accounts where the money is stashed, or the oft mentioned coffee cans in the backyard. He may have MORE deals he has'nt admitted to. He may have more property, knowing him it's not that outlandish an idea. It seems the more layers you unwrap, the more grift and scams you uncover.

At this point I'd believe he was lying about his wife, if it were'nt backed up by official records.

Speaking of jobs, alot of people ask why Casey just doesn't get a job, and how his financial history shouldn't make a diff.

Let's face facts, if you were an employer and had Casey come and ask you for a job, what would you be thinking?
"Man, if this loser thoguht he would get away with it, he would steal me blind withoput a second thought!"
Bottom line is Casey is a poor financial risk for any kind of job he would take. Even at McDonalds he would be swiping money to get back into the game, or fall forward or whatever the hell he spouts off these days. That and of course his incredible work ethic, are both detriments to him being borged in to the work force.

Since no one answered on the legality of cash back at closing, I did some research. According to this:

You can only take cash back at closing if the home is appraised for that much more than the seller is receiving. So in order to receive $25k cash back on a $300k house, it would have to be appraised at $325k.

I'm no expert, but I don't think houses usually appraise for that much over the sale price, particularly shoddy pieces of property that a flipper is going to fix up. My house appraised for 10K over the sale price, but my agent said that was unusual.

So, to get that many high appraisals, I have to think that there was a shady appraisal on board at some point. Not to mention the loan officers. My guess is the FBI is going to use Casey to get at those people - there is no way he could have pulled this off without some help.

Oh dear, I confused myself with this cash back at closing business. I don't know how anyone could be a full time real estate scam artist like Casey - it's way too complicated.

Looks like the appraisal doesn't have to be inflated. But the lender has to be aware and it has to be in the HUD-1. If the lender is not made aware of the cash-back, in writing, then the transaction is illegal.

Lenders are very hesitant to approve a cash back loan, because the transaction will appear to be on shakier grounds.

So...did Casey inform the lenders that he was receiving cash back?

I'm no troll and no Casey lover either, but I don't think Casey set out to steal:

1. He's not smart enough to get away with it. Simply does not have the thinking capacity or mental follow through to do what he's doing on purpose *AND* flaunt it. Were he out to steal, he would do it like the petty theif he is: he would run, just like Isamu said. If he was as smart as all that he would be doing some other kind of con, not the stupid crap he has pulled off.

2. He bought into the hype of RE riches. I believe that he thought that he could buy a house with someone elses money, IMMEDIATELY extract 20k - 50k, put 10k into the house, and resell it for 20k additional. He still thinks these deals are sweet. He was told this by his gurus, and he believed that the best case scenario was every day stuff.

3. He was (and is) blinded by siren song sung at the schools of the faux gurus. He had a dream of borrowing money, buying lots of houses, flipping them, borrowing more & buying lots more & flipping more, and on and on. What happened is that he stupidly got into trouble because he's did not do his due diligence. NOW he's trying to put a smiley face on it, dodging it, and going to steal by default.

4. He way out of his depth. He's afloat and clueless about a way out. He's become depressed. He's just waiting for things to happen to him. He's doing busy work and stuff to make hm feel something's getting done. I have found when someone becomes depressed, all the neediness and negative aspects of their personality come to the forefront. When you read between the lines, you are seeing CS without any veneer.

5. He has not been planning this for a long time. He does not plan anything for more than 5 minutes! He has not shown the least capacity for planning. The pix posted for this entry is from 2-06. I will :::BET::: that this is the extent of the planning that CS did when buying these homes. He cannot plan. When the first part of his concept worked out (i.e., he had the cash-out money), he simply stopped caring about the exit strategy.

Casey Serin is many nasty things:

A petty criminal.
A liar (it's easier than facing the truth).
Average, not a complete moron or retard, nor very smart.
Delusional and invested in a self image of importance tied to how much money he makes.
Compulsive.
Lacking impulse control.
Naive.
Not a planner.

Casey is not a criminal mastermind. He blundered into this mess by pure dumb luck and sheer lack of recognition of what he was creating. He deserves to go to jail. He deserves to looze his wife. He deserves to become the poster child for stupid house speculation.

He does not deserve to be given credit as a great criminal thinker.

RE appraisal fraud was/is rampant, especially in the sub-prime market where CS was playing. There are many homes that were on the market for months. Suddenly an offer comes through for 50% more than the asking price. This is the tell for a cash-back scheme.

1. Where are the interest rates of the loans? Only on Muncy does he list carrying costs.

2. For Burdette, ALBQ, UT, and Rio Rancho, it looks like he was planning to go lease-option (L.O.) as his exit strategy with a goal of 5k/month cash flow.(goal collect 5k cashflow & forget under 30 days)

Sound familiar?

Backstage you hit the nail on the head - he didn't care about the interest rate because he didn't think he'd ever be paying interest. Did you see the option ARM? Wouldn't matter to him because he thought for sure he'd be able to sell the property in a matter of weeks.

Too bad he didn't realize that he would have to find a seller that would want the house at fair value PLUS the extra money he took out in cash back.

Why the reliance on Lease-Option though? Why would anyone lease-option a purchase instead of buying outright?I don't even understand how that works - seems like it would only appeal to sub-prime buyers, right? Not a good way for a seller to sleep at night - not that Casey has that problem.

I think it is too late for political reform to have much effect on the ultimate result.

The housing bubble was good in the sense that papered over cracks that probably started to form in the 1980s. Basically the American government - at all levels - has grown faster than the economy, but as long as people could borrow money - pull cash out to use guru speak - they didn't notice that their tax burden alone was enough to put the average person in the poorhouse. I imagine had there not been the ‘windfalls’ of the stock market then housing bubbles, we would have seen major problems already.

(And it's doubly bad because for all the money it costs, the government doesn't really provide that much in the way of useful services compared to other countries with similar tax burdens. It is literally socialism without any of the benefits.)

I'll be watching the next few years with interest and how people deal with it. Will people actually face up to the hard choices about spending cuts - for education, social services &c. and demand more accountability from the civil service - or will they just get carried away with feel good sound bites and keep deferring the choice until economics forces something worse on them instead?

I, personally, suspect the latter.

I believe a buyer is legally allowed to receive 3% max back at closing. But usually these are for repair costs or applied to closing costs to benefit the buyer and is noted in the sales contract and HUD-1 statement. At least that's what I understood when I sold my house late last year in CA.

I couldn't agree with you more. I started voicing my concerns to my boss and a few others at work several years ago(we're a transportation firm specializing in economics). My boss didn't think much of my pessimistic outlook. A year ago I told him that housing would drop at minimum 10-15% over the next 2 years. He didn't believe me then either. Well here we have dropped 10% easily I would guess with more to come(NOVA area). I also stated that the conflicts in the middle east are just the beginning of much worse conflict over other resources specifically water and arable land. I want to believe I am wrong on this. Unfortunately all indicators seem to prove otherwise. Thanks for the posts. I don't consider myself a doomsday believer but things are pretty bleak.

I agree Casey is in a deep depression. He reminds me of a phase I went through in my early 20's when I didn't have very much direction and was broke as well. It took getting a swift kick in the rear to break out of it and I've been working my ass off nonstop ever since. Debt free, bubble sitter, laughing at the madness twelve years later.

Now the thing which really gets me going about him is this notion that:

A) He can avoid working (setting up an office and all of the other nonsense Casey does is indeed busy work - it's the working world equivalent of playing house).

B) His lazy spoiled wife can avoid working. He promised her he'd "take care of her." I know a guy in a similar situation and he's planning his marriage exit strategy.

C)Speaking of exit strategies, that's Casey's biggest downfall - he never had an exit plan. He just assumed things would work out. He's killing time so he can say he "did his best" to pay back the lenders. This may be an attempt to appeal to a judge that he didn't try to FULLY dodge resposibility.

D)I can't find the post now, but he talks about his ideal situation and it's that HE is the LEADER of a team of advisors and financially savvy people that will guide him to riches.

WHAT on God's green earth makes him believe that anyone has anything to gain by working with him? What leadership does he provide. He couldn't manage a Burger King. If I am a financially savvy person, I am going to use my savvy to make money FOR MYSELF. Casey brings absolutely ZERO to the table. But he really does believe he's the West Coast Donald Trump.

And not to insult anyone really, but Casey represents everything I hated about living in California- Classic ADD personalities pretending to do real work. Every "Writer" I met had jack shit published. Every "Musician" I met had no work or band. Every "actor" I met hadn't done so much as an audition in months. It's the cradle of faux-creativity in both art and business. Some people play it better than others though and they're the successful ones. Just not my way of doing things.

Yneone is one of Casey's longtime cheerleaders. She's been around since at least mid-October. I think she aspires to be a flipper or in some other way identifies with Casey. Anyway, after Casey signed that contract with NLL, then tried to back out of it, and then told everyone about it on the blog in Nov or Dec or whenever, Yneone went to NLL and left some nasty comments or something. Then Prlinkbeast emailed Yneone and they had an email catfight. Yneone freaked out because she didn't know how prlink got it (sounds now like Casey gave it to her) and proceeded to post 15 hyperventilating posts per day (slight exaggeration) at IAFF. Another great Yneone moment was when she couldn't figure out how to get to Nigel's site, even though every post he's ever made (anywhere) has a link to it. She is also apparently completely inable to detect satire in any comment. Hope this helps explain the enigma that is Yneone.

Damn IAFF Helpbot that was one good summary. It would be great if you were the real thing, and people could jsut type in a character and find out the 411.

As for yneone (and yes it is pronounced whineyone), for some reason or another, she has taking a liking to Casey and defends him quite vigourously. If you read her comments however, she acts like a mother figure, in a sick bates motel kind of way. (Her little boy can commit no sin no matter what evil deeds he has done). It is exactly this kind of enabling that has led to Casey lasting for so long in his delusional ways. No matter what he does, there is yneone telling him "it's ok, you still my good little boy, no one knows you like I do, you are special",
That prlinkbiz catfight was a sight to behold, and proves in my mind that yneone is slightly off her rocker. Almost like a mother lion protecting her young.
It was relief when she finally left as her comments became more erratic and cryptic (I really thought they had finally stoppped her computer priviledges at the asylum). She did give a hint of normalcy when even SHE commented that she realized Casey had lied on his loans about occupancy, and she was disappointed with him. Personally, I think she just started taking her meds.

I think the most important thing in the contract (not so much in your case since the guy will be living with you) is the ability to evict the person should they not pay. Non paying renters can be a real bear to kick out, and they will usually trash the place when they finally leave. Get a deposit, have it stipulated how they will pay for utilities or anything else you might have to share costs about, give a list of what they can expect from you as the landlord, and what you expect from them as a renter.

Yneone is still insane (just a few days ago she posted contact information for dozens of talent agencies she thought Casey should contact!), just quieter about it now. Casey insists his mother doesn't read the comments on his blog, but if CrazyOne isn't his mom, she's almost certainly related to him somehow. She's generally his only cheerleader who doesn't have a site to push, not to mention she gets even more wounded than thin-skinned Casey when anyone criticizes him. Tellingly, her anger is all reserved for other women.

Please pay for a good background check on any total stranger.

I agree with Legion about the eviction clause being important and everything else he said. Be real clear about use of common areas, shared costs and expectations, i.e. quiet hours, other people sleeping over, parking, etc.

Also, look at the forms at places on the web like www.lectlaw.com or lawdepot. You might want to use them as is or modify one of them to fit your situation. One is a free site the other generates forms for a fee but you can decide what you want.

Regarding the chart. If it is his, can you say smoking gun? He wanted to buy property in North Carolina? Who the hell approves this stuff? If I own an insurance policy or a mutual fund, and those companies are investing my money in subprime mortgage back securities, I am scared sh#%less. How dare some underwriter/mortgage company pass out my/our money like candy to a seven year old. You hand out $300,000, $400,000, and $500,000 just because someone has a decent credit score and a pulse?

Not even addressing the fraudulent appraisal values, you give 100% financing to someone without determining if he has the ability to pay the money back? You don't require him to put ANY money into the transaction, even closing costs? Did they even check to see if he had any reserves? And MBS's are usually considered to be a "safe" investment, with this kind of risk, please invest my money in internet stocks. At least with tech stocks, I'll get a return commensurate with my risk.

First, most office supply stores (OfficeMax, Staples, etc.) have a collection of standard forms. A rental form is probably there. This has blanks where specific information is entered, such as first and last month deposits, date the rent is due, etc.

Second, "Nolo Press" has excellent books for the non-lawyer. Any book store will have them.

I would pick the "official-looking" forms, and the book, over anything I might find and print out from the Web....less chance someone will claim the contract they signed was not a real one.

You can also Google for such things...I expect there'll be a bunch of hits on "rental agreement" and similar phrases. Add your state to limit the search to your own state's specfic situation.

I sign lots of NDAs and have lots had of meetings with lawyers about NDAs, what makes them valid and invalid, what can be disclosed not dislosed.

There is no valid NDA. There is no confidential information identified, and NLL can't simply stop him from speaking about anything regarding them. The NDA is not enforcable, and even if it was, the NDA itself is not covered by the NDA!

The only thing NLL can do is to add to CS hell by encumbering him. $500 and a good laywer and CS is out of it. Any reputable producer who wants CS story will rip it to shreads.
