my, my what do I spy? Was casey looking at a property in Durham, NC. Ironically, the market in Durham is still going up, so that literally was a sweet deal that got away...
casey may be celibate now (galina has cut him off fo sho... but his cellmate bubba will fix that.
No Limits Ladies Is Back! Due to unforeseen circumstances, No Limits Ladies had to take a brief break. We apologize but hey, that’s the internet world. Stuff happens (that holds true for the “real” world too).
That said, I’ll be flying solo here for a bit. We’re real businesswomen, with real businesses and real investments. One of the reasons, we teamed up on this blog was so we could trade off on posting when off-line opps and situations came up.
We’ll also be turning off comments for a while. I do enjoy reading our legitimate comments (shout out to Matt!). However, I travel quite a bit, am working on a novel deadline, and honestly, would rather spend time on my posts than moderating the comments (99% of which are unfortunately spam).
I'm actually convinced now that the US has 10-20yrs tops left in it. Face it, casey is no criminal mastermind, so the fact he can pull this off speaks volumes.
Couple that with boston being shut down because of mooninites and it;s clear we are screwed as a nation.
On the Utah house, CS claimed he got $17,000 cash back from the seller after the close. He changed that to $18,000 later in his post. He whined that he had spent almost all of that on expenses related to buying the house.
He actually got the seller to kick in $15,000 for closing and $20,000 cash back after the close.
Casey "made" $20,000 in "Casey income". Have they spent it all yet? I vote Yes.
He changed his exit strategy to a wrap and was never able to refinance.
He claimed in his blog that the wrap payments would be made to Magnus through an escrow but I believe the payments were made to him. He even feigned some drama about how "surprised" he was that Magnus wasn't getting the payments and how he was going to have a "talk" with the Utah owner and the escrow company. Hilarious! Every word from his mouth a lie, every thought in his head a delusion.
Now Magnus is going to foreclose so there goes that income stream. No Hawaii trip this year. Too bad.

You're just as batshit delusional as Casey. Try again.
Hint: If Casey were the type to out and out steal, he would have taken all the cash back money he got and ran to Mexico.
Hi L'il Casey, or Duane, or Nigel, whichever one of you it is.
If someone has the time and motivation, could they go through the whiteboard and explain what it all means? I get the gist of it but some them are either hard to read or I'm not familiar with - and possibly break down what he was planning in doing?
It's like looking at crime scene photos - it's all there in black and white (or black and green).
Where did the money go? Did he float the mortgages with the cash back? How soon did he go in to foreclosure? How much - if any - of all that debt was serviced?
At this point, I'm loathe to believe a word L'il Casey puts up. Robert, would that be a good thread idea? What do we know for sure, as backed up by official records, and what don't we know? What would we like to know?
I mean, who knows, he may have bank accounts where the money is stashed, or the oft mentioned coffee cans in the backyard. He may have MORE deals he has'nt admitted to. He may have more property, knowing him it's not that outlandish an idea. It seems the more layers you unwrap, the more grift and scams you uncover.
At this point I'd believe he was lying about his wife, if it were'nt backed up by official records.
Man do I want to start a flame campaign on No Limits Ladies.
WTF: "Part of becoming a successful investor is uncovering and working with our investing personalities"
No, part of THEIR becoming a successful investor means targeting stupid people and making them sign bunky contracts so you own them like your personal bitch. SWEET!
Here's a thought, if Casey Serin is suspicious of your intent, you are FUCKING nuts. Classic something for nothing speculating-at-the-expense of-the-weak scum.
Isamau "Hint: If Casey were the type to out and out steal, he would have taken all the cash back money he got and ran to Mexico."
Like all crooks, Casey thinks he is smarter than the avg thief and believes in his heart that he won't get caught. He has obviously been planning this scam for some time (what with all the cash back deals, pathetic exit strategies) and he probably thinks he is going to get away with it by just foreclosing or claiming bankruptcy.
Like all crooks, his aerrogance is what is going to be his undoing.
Speaking of jobs, alot of people ask why Casey just doesn't get a job, and how his financial history shouldn't make a diff.
Let's face facts, if you were an employer and had Casey come and ask you for a job, what would you be thinking? "Man, if this loser thoguht he would get away with it, he would steal me blind withoput a second thought!" Bottom line is Casey is a poor financial risk for any kind of job he would take. Even at McDonalds he would be swiping money to get back into the game, or fall forward or whatever the hell he spouts off these days. That and of course his incredible work ethic, are both detriments to him being borged in to the work force.
Since no one answered on the legality of cash back at closing, I did some research. According to this: http://housingdoom.com/2007/01/13/is-cash-back-at-closing-legal/
You can only take cash back at closing if the home is appraised for that much more than the seller is receiving. So in order to receive $25k cash back on a $300k house, it would have to be appraised at $325k.
I'm no expert, but I don't think houses usually appraise for that much over the sale price, particularly shoddy pieces of property that a flipper is going to fix up. My house appraised for 10K over the sale price, but my agent said that was unusual.
So, to get that many high appraisals, I have to think that there was a shady appraisal on board at some point. Not to mention the loan officers. My guess is the FBI is going to use Casey to get at those people - there is no way he could have pulled this off without some help.
Legion what's worse is he's not just the kind of person who's lazy, he's the kind that won't be honest about his laziness. I have more respect for someone that says "hey, don't count on me to do that because I probably won't" than someone who would come up with a million and one excuses for why he hasn't gotten something done, and promises it's only an hour from completion. Then you check on him in an hour to find out he hasn't even started.
Oh dear, I confused myself with this cash back at closing business. I don't know how anyone could be a full time real estate scam artist like Casey - it's way too complicated.
Looks like the appraisal doesn't have to be inflated. But the lender has to be aware and it has to be in the HUD-1. If the lender is not made aware of the cash-back, in writing, then the transaction is illegal.
Lenders are very hesitant to approve a cash back loan, because the transaction will appear to be on shakier grounds.
So...did Casey inform the lenders that he was receiving cash back?
I'm no troll and no Casey lover either, but I don't think Casey set out to steal:
1. He's not smart enough to get away with it. Simply does not have the thinking capacity or mental follow through to do what he's doing on purpose *AND* flaunt it. Were he out to steal, he would do it like the petty theif he is: he would run, just like Isamu said. If he was as smart as all that he would be doing some other kind of con, not the stupid crap he has pulled off.
2. He bought into the hype of RE riches. I believe that he thought that he could buy a house with someone elses money, IMMEDIATELY extract 20k - 50k, put 10k into the house, and resell it for 20k additional. He still thinks these deals are sweet. He was told this by his gurus, and he believed that the best case scenario was every day stuff.
3. He was (and is) blinded by siren song sung at the schools of the faux gurus. He had a dream of borrowing money, buying lots of houses, flipping them, borrowing more & buying lots more & flipping more, and on and on. What happened is that he stupidly got into trouble because he's did not do his due diligence. NOW he's trying to put a smiley face on it, dodging it, and going to steal by default.
4. He way out of his depth. He's afloat and clueless about a way out. He's become depressed. He's just waiting for things to happen to him. He's doing busy work and stuff to make hm feel something's getting done. I have found when someone becomes depressed, all the neediness and negative aspects of their personality come to the forefront. When you read between the lines, you are seeing CS without any veneer.
5. He has not been planning this for a long time. He does not plan anything for more than 5 minutes! He has not shown the least capacity for planning. The pix posted for this entry is from 2-06. I will :::BET::: that this is the extent of the planning that CS did when buying these homes. He cannot plan. When the first part of his concept worked out (i.e., he had the cash-out money), he simply stopped caring about the exit strategy.
Casey Serin is many nasty things:
A petty criminal. A liar (it's easier than facing the truth). Average, not a complete moron or retard, nor very smart. Delusional and invested in a self image of importance tied to how much money he makes. Compulsive. Lacking impulse control. Naive. Not a planner.
Casey is not a criminal mastermind. He blundered into this mess by pure dumb luck and sheer lack of recognition of what he was creating. He deserves to go to jail. He deserves to looze his wife. He deserves to become the poster child for stupid house speculation.
He does not deserve to be given credit as a great criminal thinker.
@jade, Well for some reason the little peckerhead is convinced that he is so brilliant that his brain alone should be enough for anybody. Hence his delusions that he will some day be leading a team of investors with him at the helm, gently guiding his chosen few to the new world of passive riches.
@Nigel Swarmey I agree, if someone is telling you the same thing over and over, it is usually because 1. He is trying to brain wash you into believeing it 2. He is trying to brainwash himself into believeing it.
Let's take his little cupcake Galina; there is no way in hell that she could be this obtuse with the shennagins going on. So why does she hang on? She has to, burst her bubble about Casey and you ahve burst her bubble on her marriage, the man she met, the lifestyle she thinks she is entitled to, and the whole community college charade.
Speaking of which, I was a little impressed with the fact that her aprents were putting her thru college, until I saw the monthly payment and where she was going. 300 a month...geez, that's only 10 Casey jamba juices. AND THEY CUT HER OFF when she married Casey?!?! Galina "Casey is special mom, he can pull money out of his ass(literally), at least that's what he does whenever he comes home late at night after his late night denny's business meetings"
@Backstage There is no way in hell I ever thought Casey was a criminal mastermind. He is feeble, and it is obvious that someone dresses him in the morning (ready to go and blue ball pics)
at some point, casey will realize just what shitcan hes in and off himself. I think hes suffering serious depressin, and this forces him to not look at his situation entirely, but evenually thatll give way.
I s a m u, is that you Duane? I s a m u = SEO directory and you love to drop that acronym on CS's site.
Why would I try again when I got it right the first time? It sure hit a nerve with you.
Not only is CS the type to out and out steal, he also cons, defrauds, scams, etc. The only thing he probably wouldn't do is rob a bank because he's a chicken****.
He should have ran to Mexico but he isn't smart enough, is he? If he was really smart he'd go to North Korea or Namibia where he couldn't be extradited.
You can only take cash back at closing if the home is appraised for that much more than the seller is receiving. So in order to receive $25k cash back on a $300k house, it would have to be appraised at $325k.
RE appraisal fraud was/is rampant, especially in the sub-prime market where CS was playing. There are many homes that were on the market for months. Suddenly an offer comes through for 50% more than the asking price. This is the tell for a cash-back scheme.
http://www.mortgagefraudblog.com/
Yeah, keeping it off the HUD form buys you a ticket to jail.
Isamu said... ”You're just as batshit delusional as Casey. Try again.
Hint: If Casey were the type to out and out steal, he would have taken all the cash back money he got and ran to Mexico.” ---------------------------------------------------------------------- Hey Isamu, AKA Mr. Batshit Delusional, how do you know how much cash back money Casey stole from lenders, and where that money ended up? Unless you are Casey, you don’t. Try Again.
And if trying to work a 24% guaranteed Ponzi scheme against all you friends and family isn’t “out and out stealing”, I don’t know what the hell is.
Your logic is F’ing retarded. Does Casey have to walk into bank with a gun to “out and out steal” money from banks? Why don’t you call some of his lenders and ask them if they thought Casey tried to “out and out steal” from them Trollboy.
Looking at the white board, a couple of things strike me.
1. Where are the interest rates of the loans? Only on Muncy does he list carrying costs.
2. For Burdette, ALBQ, UT, and Rio Rancho, it looks like he was planning to go lease-option (L.O.) as his exit strategy with a goal of 5k/month cash flow.(goal collect 5k cashflow & forget under 30 days)
Sound familiar?
For anyone who thinks Casey has a head for crime, this whiteboard puts that idea to rest. Anyone who thinks CS has a head for RE, remember THIS is is planning document. Friggen incompetent amateur.
Not only is CS the type to out and out steal, he also cons, defrauds, scams, etc. The only thing he probably wouldn't do is rob a bank because he's a chicken****.
Heidi --
I guess I'm all screwed up here about your posts. I assume that someone who cons and scams is smart or smooth. CS is neither of those. He's manic, obsessive, and delusional.
You must be saying that CS is simply a liar, crook and a con man at heart. There is no need to be smart to be those things.
Backstage you hit the nail on the head - he didn't care about the interest rate because he didn't think he'd ever be paying interest. Did you see the option ARM? Wouldn't matter to him because he thought for sure he'd be able to sell the property in a matter of weeks.
Too bad he didn't realize that he would have to find a seller that would want the house at fair value PLUS the extra money he took out in cash back.
Why the reliance on Lease-Option though? Why would anyone lease-option a purchase instead of buying outright?I don't even understand how that works - seems like it would only appeal to sub-prime buyers, right? Not a good way for a seller to sleep at night - not that Casey has that problem.
well slap my ass and call me charlie - there's a Jamba Juice right here in Arlington!
I think I'll go tomorrow and get myself a wheatgrass shot. It seems to have some sort of conciousness-altering property, if Casey is evidence. Normally I wouldn't spend $4 on juice, but that's really a fair price for what seems like a REALLY good trip! Plus I'll still pass my drug tests!

If someone stole $50k from you and you thought they were dumb, you would forgive them?
WTF? Am I missing something? I don’t follow the logic here.
Nigel Smarmy: The real Nigel is VERY wrong about the economy as well as the wraparound deal. Just because I was civil with him doesn't mean I think he's right on any economic issues. And yes, I like you too ;)
I think it is too late for political reform to have much effect on the ultimate result.
The housing bubble was good in the sense that papered over cracks that probably started to form in the 1980s. Basically the American government - at all levels - has grown faster than the economy, but as long as people could borrow money - pull cash out to use guru speak - they didn't notice that their tax burden alone was enough to put the average person in the poorhouse. I imagine had there not been the ‘windfalls’ of the stock market then housing bubbles, we would have seen major problems already.
(And it's doubly bad because for all the money it costs, the government doesn't really provide that much in the way of useful services compared to other countries with similar tax burdens. It is literally socialism without any of the benefits.)
I'll be watching the next few years with interest and how people deal with it. Will people actually face up to the hard choices about spending cuts - for education, social services &c. and demand more accountability from the civil service - or will they just get carried away with feel good sound bites and keep deferring the choice until economics forces something worse on them instead?
I believe a buyer is legally allowed to receive 3% max back at closing. But usually these are for repair costs or applied to closing costs to benefit the buyer and is noted in the sales contract and HUD-1 statement. At least that's what I understood when I sold my house late last year in CA.
I couldn't agree with you more. I started voicing my concerns to my boss and a few others at work several years ago(we're a transportation firm specializing in economics). My boss didn't think much of my pessimistic outlook. A year ago I told him that housing would drop at minimum 10-15% over the next 2 years. He didn't believe me then either. Well here we have dropped 10% easily I would guess with more to come(NOVA area). I also stated that the conflicts in the middle east are just the beginning of much worse conflict over other resources specifically water and arable land. I want to believe I am wrong on this. Unfortunately all indicators seem to prove otherwise. Thanks for the posts. I don't consider myself a doomsday believer but things are pretty bleak.
I agree Casey is in a deep depression. He reminds me of a phase I went through in my early 20's when I didn't have very much direction and was broke as well. It took getting a swift kick in the rear to break out of it and I've been working my ass off nonstop ever since. Debt free, bubble sitter, laughing at the madness twelve years later.
Now the thing which really gets me going about him is this notion that:
A) He can avoid working (setting up an office and all of the other nonsense Casey does is indeed busy work - it's the working world equivalent of playing house).
B) His lazy spoiled wife can avoid working. He promised her he'd "take care of her." I know a guy in a similar situation and he's planning his marriage exit strategy.
C)Speaking of exit strategies, that's Casey's biggest downfall - he never had an exit plan. He just assumed things would work out. He's killing time so he can say he "did his best" to pay back the lenders. This may be an attempt to appeal to a judge that he didn't try to FULLY dodge resposibility.
D)I can't find the post now, but he talks about his ideal situation and it's that HE is the LEADER of a team of advisors and financially savvy people that will guide him to riches.
WHAT on God's green earth makes him believe that anyone has anything to gain by working with him? What leadership does he provide. He couldn't manage a Burger King. If I am a financially savvy person, I am going to use my savvy to make money FOR MYSELF. Casey brings absolutely ZERO to the table. But he really does believe he's the West Coast Donald Trump.
And not to insult anyone really, but Casey represents everything I hated about living in California- Classic ADD personalities pretending to do real work. Every "Writer" I met had jack shit published. Every "Musician" I met had no work or band. Every "actor" I met hadn't done so much as an audition in months. It's the cradle of faux-creativity in both art and business. Some people play it better than others though and they're the successful ones. Just not my way of doing things.
Hi everyone, I had some questions about renting I was hoping for some help. I just bought a house and a m going to rent a room to a total stranger. Can anyone direct me to a good site for a contract and is there anything else I should think of?
Exactly. This post by AKA Mr. Bat**** is only his second to this blog and both times he jumps to our favorite fraudster's defense.
They're losing control of their story at IAFF.
They are very afraid of the truth about Casey's long and varied history of scams and cons ruining his "market" value. He's a poor, unfortunate victim, that's the story they're selling.
He's not out and out stealing, Vague, he's just relieving other people of their money.
Troll activity increasing on EN as things heat up for Casey.
No you're not screwed up, I also said in that post that he wasn't smart enough to go to Mexico with that money. I guess I wasn't very clear with my wording.
You don't have to be "smart" or "smooth" to con and scam people out of money. It helps if you are but you're exactly right, CS is neither "smart" nor "smooth". I also agree that he is manic, obsessive and delusional.
@ Who The Hell Is Yneone? Yneone is one of Casey's longtime cheerleaders. She's been around since at least mid-October. I think she aspires to be a flipper or in some other way identifies with Casey. Anyway, after Casey signed that contract with NLL, then tried to back out of it, and then told everyone about it on the blog in Nov or Dec or whenever, Yneone went to NLL and left some nasty comments or something. Then Prlinkbeast emailed Yneone and they had an email catfight. Yneone freaked out because she didn't know how prlink got it (sounds now like Casey gave it to her) and proceeded to post 15 hyperventilating posts per day (slight exaggeration) at IAFF. Another great Yneone moment was when she couldn't figure out how to get to Nigel's site, even though every post he's ever made (anywhere) has a link to it. She is also apparently completely inable to detect satire in any comment. Hope this helps explain the enigma that is Yneone.
I told you guys that he was out the door last week.
@ Casey,
So does this mean you are a CONFIRMED liar? This was the stipulation Duane laid down as the only thing that would end the relationship.
You are toxic.
Now that you have jumped off the cliff and enjoyed the free fall, everyone else except G has bailed. News flash!!!! The ground is 2 feet away, it's too late to pull the rip cord.
Do you realize that now you are left totally screwed???? Your savior Duane put your nuts in a vise with NLL, made you violate the NDA, and they have stated they are going to sue you. He openly libels them and causes your site to be shut down and you subsequently lost over 2/3 of your audience.
Damn IAFF Helpbot that was one good summary. It would be great if you were the real thing, and people could jsut type in a character and find out the 411.
As for yneone (and yes it is pronounced whineyone), for some reason or another, she has taking a liking to Casey and defends him quite vigourously. If you read her comments however, she acts like a mother figure, in a sick bates motel kind of way. (Her little boy can commit no sin no matter what evil deeds he has done). It is exactly this kind of enabling that has led to Casey lasting for so long in his delusional ways. No matter what he does, there is yneone telling him "it's ok, you still my good little boy, no one knows you like I do, you are special", That prlinkbiz catfight was a sight to behold, and proves in my mind that yneone is slightly off her rocker. Almost like a mother lion protecting her young. It was relief when she finally left as her comments became more erratic and cryptic (I really thought they had finally stoppped her computer priviledges at the asylum). She did give a hint of normalcy when even SHE commented that she realized Casey had lied on his loans about occupancy, and she was disappointed with him. Personally, I think she just started taking her meds.
I think the most important thing in the contract (not so much in your case since the guy will be living with you) is the ability to evict the person should they not pay. Non paying renters can be a real bear to kick out, and they will usually trash the place when they finally leave. Get a deposit, have it stipulated how they will pay for utilities or anything else you might have to share costs about, give a list of what they can expect from you as the landlord, and what you expect from them as a renter.
Yneone is still insane (just a few days ago she posted contact information for dozens of talent agencies she thought Casey should contact!), just quieter about it now. Casey insists his mother doesn't read the comments on his blog, but if CrazyOne isn't his mom, she's almost certainly related to him somehow. She's generally his only cheerleader who doesn't have a site to push, not to mention she gets even more wounded than thin-skinned Casey when anyone criticizes him. Tellingly, her anger is all reserved for other women.
Please pay for a good background check on any total stranger.
I agree with Legion about the eviction clause being important and everything else he said. Be real clear about use of common areas, shared costs and expectations, i.e. quiet hours, other people sleeping over, parking, etc.
Also, look at the forms at places on the web like www.lectlaw.com or lawdepot. You might want to use them as is or modify one of them to fit your situation. One is a free site the other generates forms for a fee but you can decide what you want.
@ Mr. Bubbles I love Dustin's profile photo in combination with his tagline, "I can't stop this feeling..." I'll complete that statement for him: "...of being an immense puss." Is that his mom commenting on his page asking for grandchildren? Don't get your hopes up mom, with a photo like that I don't think you're gonna be a grandma anytime soon.
And in the Serin Xmas lineup, middle Serin doesn't look too pleased at being next to flipper Serin.
Thanks for the link to Dustin. I've always said this guy was a lsoer and was rising on Casey's or his dad's coattails. I mean seriously, he says
"I like to have fun.. always my first goal. it's hard to talk about oneself online, but i'll give it a try. I dont work too much... but i got the skillz to pay the bills, lol. Im mostly about enjoying life. Getting out, having fun or even staying at home and enjoying a good book by the fire. I like to drink, but im not a lush. i'd always up for meeting new people... no midgets. jk kidding verne troyer and me are hella close. Aim- TheBigHayWOOD "
Nothing to make a guy look more pathetic than to try to act all street tough with the way he talks..I mean "hella?" This guy would get his ass kicked by a bunch of fifth graders..
Well time to go to work. Have a good day everyone!
Duane's post is still up, I think the %20s at the end od the URL are screwing you up. I just asked him to post an explanation about 20 minutes ago. Try this link:
Well then that's a different story. I don't think she has a message but go ahead. She'll definitely respond if she thinks her baby fell in a well. You are too funny!
@ Stanley You have to admit, he did pretty much prove his case in that letter. I mean, not only did he show a photo of checks with OMG TEH BIG MONEYZ, but he also included the photo of his family clearly at Disney Land. If that's not proof that one's financial technique works, I don't know what is. The highlight: the Cancun moustache. Truly titillating.
I wondered if that Top 5 Advice ignored post caused Duane to bail. It will interesting to see why he left.
Regarding the chart. If it is his, can you say smoking gun? He wanted to buy property in North Carolina? Who the hell approves this stuff? If I own an insurance policy or a mutual fund, and those companies are investing my money in subprime mortgage back securities, I am scared sh#%less. How dare some underwriter/mortgage company pass out my/our money like candy to a seven year old. You hand out $300,000, $400,000, and $500,000 just because someone has a decent credit score and a pulse?
Not even addressing the fraudulent appraisal values, you give 100% financing to someone without determining if he has the ability to pay the money back? You don't require him to put ANY money into the transaction, even closing costs? Did they even check to see if he had any reserves? And MBS's are usually considered to be a "safe" investment, with this kind of risk, please invest my money in internet stocks. At least with tech stocks, I'll get a return commensurate with my risk.
Anyone wanna bet that that whiteboard was the total extent of Casey's "Business Plan" when buying these houses? That the numbers on that board were the *only* numbers he ran?
There's a lot of internet dating going on in this thread. And by that I don't mean people meeting up over dinner looking to get it on. I mean people dating themselves by the references they're making.
Stephanie J, I think will love that "Electra Woman & Dyna Girl" comparison, though I'm sure she'll have to look it up. I, unfortunately, remember this.
By the way, who do you think left the post @7:17 by "hiedi"? Is it Duane saying "Goodbye, Heidi" or "Screw You, Heidi"? He was way too thin skinned for this group of people. Too bad, so sad.
At 5:23 AM, Maxwill said... "Hi everyone, I had some questions about renting I was hoping for some help. I just bought a house and a m going to rent a room to a total stranger. Can anyone direct me to a good site for a contract and is there anything else I should think of?"
First, most office supply stores (OfficeMax, Staples, etc.) have a collection of standard forms. A rental form is probably there. This has blanks where specific information is entered, such as first and last month deposits, date the rent is due, etc.
Second, "Nolo Press" has excellent books for the non-lawyer. Any book store will have them.
I would pick the "official-looking" forms, and the book, over anything I might find and print out from the Web....less chance someone will claim the contract they signed was not a real one.
You can also Google for such things...I expect there'll be a bunch of hits on "rental agreement" and similar phrases. Add your state to limit the search to your own state's specfic situation.
I sign lots of NDAs and have lots had of meetings with lawyers about NDAs, what makes them valid and invalid, what can be disclosed not dislosed.
There is no valid NDA. There is no confidential information identified, and NLL can't simply stop him from speaking about anything regarding them. The NDA is not enforcable, and even if it was, the NDA itself is not covered by the NDA!
The only thing NLL can do is to add to CS hell by encumbering him. $500 and a good laywer and CS is out of it. Any reputable producer who wants CS story will rip it to shreads.
Otis Driftwood: It's all right, that's, that's in every contract. That's, that's what they call a sanity clause.

Where did it all go? I think I am going to puke.

Has anyone weighed in on the legality of cash back at closing?
sweet deal!(had to use it).
Casey even spells out his cash back and 'goals' of quick flips. yep prosecution will love that exhibit.
Here's a link to the pic rotated top side up:

He almost bought a place in NORTH CAROLINA?
Where did he come up with these places? Why not nicaragua?
my, my what do I spy? Was casey looking at a property in Durham, NC. Ironically, the market in Durham is still going up, so that literally was a sweet deal that got away...

NLL site is back up:

Something is rotten in the state of denmark.
I'm actually convinced now that the US has 10-20yrs tops left in it. Face it, casey is no criminal mastermind, so the fact he can pull this off speaks volumes.
Couple that with boston being shut down because of mooninites and it;s clear we are screwed as a nation.
Oh man, can you see where Casey paid a $10,000 assignment fee for the Muncy property.
$10,000 assignment fee to buy a property in a crappy area that is upside down.
Casey got played through and through.
... and the NLL site has been scrubbed almost entirely of all things Casey.
Vague Guru, my neck thanks you!

Well, lookie here, a troll!
Hey Robert,
Caught your great comments over at IAFF, but been following the story long enough to recognize when that little twit is laying down troll bait. SWEET!
I'll be giving you my traffic from now on. Promise not to click on your adsense too much (wink wink).

@Anon 8:48
That picture is great because Casey's Job IS his credit!!
Speaking of jobs, alot of people ask why Casey just doesn't get a job, and how his financial history shouldn't make a diff.
Let's face facts, if you were an employer and had Casey come and ask you for a job, what would you be thinking?
"Man, if this loser thoguht he would get away with it, he would steal me blind withoput a second thought!"
Bottom line is Casey is a poor financial risk for any kind of job he would take. Even at McDonalds he would be swiping money to get back into the game, or fall forward or whatever the hell he spouts off these days. That and of course his incredible work ethic, are both detriments to him being borged in to the work force.
Since no one answered on the legality of cash back at closing, I did some research. According to this:
http://housingdoom.com/2007/01/13/is-cash-back-at-closing-legal/
Legion is a very astute and perceptive person of personal behavior.
Further, this is a tell, an ethical
person does not advertise as an ethical person.
(i am any thing but ethetical), eddiehascalled that fool dolph to death
Oh dear, I confused myself with this cash back at closing business. I don't know how anyone could be a full time real estate scam artist like Casey - it's way too complicated.
Looks like the appraisal doesn't have to be inflated. But the lender has to be aware and it has to be in the HUD-1. If the lender is not made aware of the cash-back, in writing, then the transaction is illegal.
Lenders are very hesitant to approve a cash back loan, because the transaction will appear to be on shakier grounds.
So...did Casey inform the lenders that he was receiving cash back?
Legion & Isamu --
I'm no troll and no Casey lover either, but I don't think Casey set out to steal:
@jade,
Well for some reason the little peckerhead is convinced that he is so brilliant that his brain alone should be enough for anybody. Hence his delusions that he will some day be leading a team of investors with him at the helm, gently guiding his chosen few to the new world of passive riches.
@Nigel Swarmey
I agree, if someone is telling you the same thing over and over, it is usually because
1. He is trying to brain wash you into believeing it
Galina "Casey is special mom, he can pull money out of his ass(literally), at least that's what he does whenever he comes home late at night after his late night denny's business meetings"
hee hee that was me above.
@Backstage
There is no way in hell I ever thought Casey was a criminal mastermind.

Hey Isamu, AKA Mr.

I'll let you know how it goes

What difference does it make whether he is dumb or smart, if at the end of the day you are ripped of for $50k?
If someone stole $50k from you and you thought they were dumb, you would forgive them?
WTF? Am I missing something? I don’t follow the logic here.
Backstage:
Proof positive he was too lazy to do the proper calculations.
Any trained monkey can do a basic mathmatical figure like he does on that white board.
Argh.
Hecatonchires: Try 5 years.
Nigel Smarmy: The real Nigel is VERY wrong about the economy as well as the wraparound deal. Just because I was civil with him doesn't mean I think he's right on any economic issues. And yes, I like you too ;)
I say 10-20 years only because I am an optimist. My glass is half full! (It's still all cracked and leaky however.)
Hecatonchires: I see what you are saying, I say 5 because I have zero faith in our elected officials to do the right thing.
Until we get corporations and special interests out of both parties pockets, we may be screwed sooner.
Your prediction is not too unrealistic, I just typed try 5 years in my haste to respond :)
I, personally, suspect the latter.
@Jade
I believe a buyer is legally allowed to receive 3% max back at closing. But usually these are for repair costs or applied to closing costs to benefit the buyer and is noted in the sales contract and HUD-1 statement. At least that's what I understood when I sold my house late last year in CA.
Anyone know who that chick is, why she hates the NoLifeLadies/Erin M and that whole story?
Sounds joocie!!
dolph, hecatonchires,
I couldn't agree with you more.
Sorry if this has been posted before, but here's Casey's MySpace page:

Backstage @10:54

Duane is out, according to IAFF's latest...

@ Dueane LEPORN
BWAHAHAHAHHAHAHAHAHAHAHAHAHA
I told you guys that he was out the door last week.
@ Casey,
So does this mean you are a CONFIRMED liar? This was the stipulation Duane laid down as the only thing that would end the relationship.
You are toxic.
Now that you have jumped off the cliff and enjoyed the free fall, everyone else except G has bailed. News flash!!!! The ground is 2 feet away, it's too late to pull the rip cord.
Sorry,
I forgot to mention this..
@Casey - YO GOT PLAYED AGAIN IDIOT!!!
Do you realize that now you are left totally screwed???? Your savior Duane put your nuts in a vise with NLL, made you violate the NDA, and they have stated they are going to sue you. He openly libels them and causes your site to be shut down and you subsequently lost over 2/3 of your audience.
A WEEK later he bails on you.
Pwned to the max baby.
@ Galina- RUN, RUN like hell. Don't look back.
No matter what he does, there is yneone telling him "it's ok, you still my good little boy, no one knows you like I do, you are special",
That prlinkbiz catfight was a sight to behold, and proves in my mind that yneone is slightly off her rocker.
Maxwill, I guess that is you smacksmax.
Good luck.
does anyone have the link to Duane's page, you know the one where he posted what happened to Casey last week?
Maybe he'll say something about what happened.
@JAde
it was this
http://www.renewsnetwork.com/2007/01/why-casey-is-down.htm%20%20
and it looks like he is pulling a NLL, ie removing any reference to our little scammeister.
If you guys keep being mean to Yneone, she won't come here and post - and I want to know what's up with her cryptic messages lately.
Maybe we can send a message that Casey has fallen in a well and she'll run over here to save him.
ooooo Jade, that's asking for trouble..yneone hates all other women with a passion.
Maxwill
Please pay for a good background check on any total stranger.
I agree with Legion about the eviction clause being important and everything else he said. Be real clear about use of common areas, shared costs and expectations, i.e. quiet hours, other people sleeping over, parking, etc.
Also, look at the forms at places on the web like www.lectlaw.com or lawdepot. You might want to use them as is or modify one of them to fit your situation. One is a free site the other generates forms for a fee but you can decide what you want.
Good Luck!

CASEY SERIN STOLE THE UTAH MORTGAGE PAYMENTS EVEN THOUGH HE HAS A 100% CHANCE OF GETTING CAUGHT AND CONVICTED
CASEY SERIN DIDN'T USE THE CASH BACK MONEY TO SERVICE HIS $20K/MO DEBT, NO, HE STASHED IT ALL IN A SECRET NUMBERED SWISS SAVINGS ACCOUNT
CASEY SECRETLY GENERATES $50K/MO OFF HIS WEBSITE, HARVESTING IPS.
ISAMU IS DUANE.
DUANE IS CASEY SERIN.
CASEY SERIN IS GEORGE W BUSH.
CASEY SERIN CAN FLY.
CASEY IS THE LIMBERGER BABY.
GALINA IS FROM A WELL-KNOWN ILLUMINATI BLOODLINE.
WHY CAN'T I BE AS SUCCESSFUL AS CASEY SERIN?
Jade
You're killing me, please stop! You wouldn't be lying to her, Casey has fallen into a well of debt and he's drowning.
@ Mr. Bubbles
I love Dustin's profile photo in combination with his tagline, "I can't stop this feeling..." I'll complete that statement for him: "...of being an immense puss." Is that his mom commenting on his page asking for grandchildren? Don't get your hopes up mom, with a photo like that I don't think you're gonna be a grandma anytime soon.
And in the Serin Xmas lineup, middle Serin doesn't look too pleased at being next to flipper Serin.
@bubbles

Heidi - Stop? But I promise to let you kick her ass - I just want to know what her cryptic messages are all about
Casey reads this:
http://secure.orderssafe.com/ssmv1/index1.aspx?CID=1771
....and begins to drool at all the sweet deals.
Jade
Well then that's a different story. I don't think she has a message but go ahead. She'll definitely respond if she thinks her baby fell in a well. You are too funny!
@ Stanley
You have to admit, he did pretty much prove his case in that letter.
Who is yneone? Here's my guess (she's an Herbalife scammer):
www.homebiz4ne1.com
Totally a guess, but I picked up on the "ne1."
Anyone wanna bet that that whiteboard was the total extent of Casey's "Business Plan" when buying these houses? That the numbers on that board were the *only* numbers he ran?
@Jade
I think you are slightly confused. Stephanie J is the one who kicks asses (and jewels).
Heidi is the one who burrows through cyberspace and finds ways to methodically destroy evildoers piece by piece.
Together they are the best pairing since Sid & Marty Krofft's Elektra Woman & Dyna Girl!
There's a lot of internet dating going on in this thread. And by that I don't mean people meeting up over dinner looking to get it on. I mean people dating themselves by the references they're making.
Bemused Guy
Stephanie J, I think will love that "Electra Woman & Dyna Girl" comparison, though I'm sure she'll have to look it up. I, unfortunately, remember this.
By the way, who do you think left the post @7:17 by "hiedi"? Is it Duane saying "Goodbye, Heidi" or "Screw You, Heidi"? He was way too thin skinned for this group of people. Too bad, so sad.

Add your state to limit the search to your own state's specfic situation.

....made you violate the NDA
Fiorello: Ha ha ha ha ha... you can't fool me. There ain't no sanity claus
Heidi...Duh-Wayne was as juvenile as me using that name. Maybe it was Snigel.
