Cognitive Dissonance

A really nice Reator type blogger recently posted this. I'm not singling her out but I couldn't let this little gem pass unnoticed.

We are clearly in the spring selling season and as long as we don’t see any significant price erosion I think we will continue to see offers being made and contracts closing.

I've got everyone at a disadvantage because I don't work and have no life whatsoever. Except for the basic life sustaining breaks, I can sit and stare at the screen....waiting...waiting...waiting.

I hate realtors. About 15-20% of the realtors doing business are of any reputable quality (my own experiences working in RE on the financing side).

All the rest try to spin the market like no other. Anything for a god damn commission.

Anybody see what good ol' Nigel posted on his SLC board? He's saying that prices went up 15% in SLC during January. While it may be verifiable and it also explains his cockyness of late I suggest he temper his enthusiasm because:

You Haterz just don't get it. Prices are going up because in my town, award winning mortgage blogger guys keep the plates spinning and the balls in the air and keep reaching for the sky. Trees grow to the sky, you know, except you guys are probably not the horticulturists or botanists that I am in my spare time.

CS is getting boring because his future is already written. Remember when he still had time to unload his houses, Tim MBA was riding his ass, and it was possible -- however unlikely -- that he might pull his goolies out of the fire?

Those were the days.

Now his patterns are established. We know that he will not do the right thing because that would require actual effort. He won't lift a finger to make his lenders whole. He won't work until and unless it becomes a matter of survival. The only questions now are how far he falls, how long G stays with him, and whether he eats a bullet at the bottom.

It's not entertaining any more, just sad. I think that's why folks are turning on Nigel (I mean, aside from the fact that he's gagging for it): the CS story is about played out.

Post this on IAFF:

Just a reminder. Even if you don't get a 1099 you are still required to report the debt forgiveness to the IRS. The 1099 is a courtesy, nothing more. Your 1040A does asks not only how much debt was forgiven but also asks how much debt forgiveness was reported on 1099s. This is not a case of don't tell don't pay.

Let me make this extra clear. You've attracted so much attention that anything less than full disclosure to the IRS and FTB will most certainly result in someone snitching with the goal of collecting the finders' fee. Please, please, please don't say you'll look into it or ask your tax accountant or some such. Do it now, burn it in, you owe income taxes on these foreclosures just as surely as if you sold these properties for a profit.

I mean, if he's deliberately trying to come across as a hypocritical, untrustworthy sleazebag with the morals of a starving hyena, I'd be the first to admit that he's doing a grand job.

But he's also claiming to be an award-winning professional who presumably has a reputation to protect, lest it deter potential clients. And while I can imagine that the people he's "outing" might be mildly irritated (if not amused), every time Nigel does it he just makes himself look that much scummier.

So how can that possibly be helping him?

Also bear in mind that Utah has traditionally ranked #1 in foreclosures in the nation . . . they've lost that title for now, but I'm confident that they'll have a shot at winning it back. Strange, I didn't find any of that information listed anywhere on a certain award-winning Salt Lake real estate site . . .

Why is Nigel doing this? So far, all three people he's "outed" have come across as being delightful adornments to humanity, while Nigel himself is sinking ever deeper into a pit of rancid slime of his own excretion.

I know we all rightly mock him for his "award-winning" blog with the amazing hit count, but it is actually a fact that that he's a professional with a reputation to protect lest it dissuade potential clients from doing business with him.

So what can he possibly gain from this? Already, a Google search on "Nigel Swaby" puts EN in the top ten. Prospective clients are just a couple of mouse clicks away from finding out what kind of man he is, and this will only make it that much more likely that they'll find out that he's a sleazebag first and a mortgage broker a very distant second.

So the only person he's truly "outing" is himself.

I'm trying to figure out what's the point of outing us. I laid it out there for Nigel to REALLY out me. I handed him a few gems in my post on a silver platter, and he didn't respond. I wonder why.

Anyways, Casey had no foreclosures in 2006, (Angleridge wasnt reported by the hard money lender supposedly) so he's only due taxes on those properties. He WILL be due for 3 foreclosures in 07. Keep that in mind when you report him to the IRS

As I listened to the webcast clips during that spare afternoon spent editing and composing the Casey Thumpin Dance Remax-Mix, this all started seeming very sad to me. Hearing a voice recording many times brings underlying pathology into sharp focus. I feel sorry for Casey in the way you feel sorry for any poor idiot who does himself in, even if he's caused damage to others. He still needs to be kicked into the pit, but it's an unpleasant chore, not a satisfying act of righteous revenge.

Considering things further, maybe he has suffered enough...hell, he's not such a bad guy...

Let's buy him a present!

Well Guys, remember the last property that CS has is in Utah.... and some lovely young couple "purchased" it from him and now have it for sale....

Could it be the reason CS has delayed in "finding" the missing payment is that he wants a "cut" of the deal when they find a seller? I could see how he could make the current "owners" life very difficult once they find a buyer.... perhaps he wants the "owners" to come up with the "missing payment" from the closing settlement costs, not to mention some "cash back" to Casey?

And why his forclosures are coming fast, he still has all that unsecured debt - with those two large noes (one for $22K and one for $5K) coming due in the next couple of weeks.

He never said who loaned him these funds, but I have a feeling CS could be needing reconstructive knee surgery soon.

Heavens knows that there's enough out there that would look real bad out of context. Unfortunately I think there's only 2 pics of me out there, an unflattering group hug photo at patrick.net and a reproduction of a page in National Geographic from a long time ago. There might also be some uberstudly rugby college pics but no way would he allow me the fantasy I was still that good looking by using those.

Casey has chosen to create a blog about his RE dealings and experience. Casey has done the media interviews. Casey has asked for advise and feedback. After six months, very little of the "common sense" advice given to Casey (including your own) has fallen on deaf ears.

Anyone who has gotten the media attention Casey has will have the same "loverz" or "haterz" dependent upon their actions or inactions.

Casey put the bullseye on his chest and provided us with the ammo to fire away.

By establishing this site, you too are drawing your own bullseye and providing ammo.

I am wondering why anyone even reads his primary blog drivel. All the guy does is cut and paste and toss in a few 'observations' that he probably read elsewhere or heard on cnn.

Does anyone know if he has a college degree in ANYTHING? Maybe he followed the Casey college plan.

He has been schooled many times by others on his mistakes, inaccuracies, and so on. As one might ask our Snowflake Casey - What do you bring to the table, oh swab of cotton?

The first is an ordinary garden shed while the second strains the legal description of shed to the very edge of legality. Two level, 300 sf footprint, fully insulated with sliding glass wall and granite counters. 80amp 110/220v service, cherry cabinetry and gigabit w/"N" networking. Ahhh sacrifice.

I was out test driving the new Lexus 400H hybrid. Very nice. I get better mileage and I get a tax credit. The jack ass salesman actually said "WIN-WIN"! I wanted to stop right there in the middle of the freeway and just walk home. But, I'm debating it.

Anyways, As a Realtor, I gotta say "WTF is this bitch trying to say?" I swear to God, the dumbest motherfuckers I've ever met were fellow agents. Contracts close so long as prices don't erode? WTF Bitch? Contracts close because a buyer and a seller agree to a price! I've done four deals lately where we offered 10% less than ask and were accepted. I for one believe that prices NEED to erode and fast. Yah it hits me in the wallet but how the fuck is any young couple, just starting out gonna buy a $400k house??? Sheesh, what an idiot. The sooner housing melts down the better in my book. But here in the PNW, we aren't really seeing a whole lot of melt down and a lot of sellers are sticking to their guns and holding firm on price and getting it. It just takes a few weeks longer to sell than it did last year. One thing I have been running into lately is more and more flippers in trouble. I wrote up an offer a few weeks ago and the owner had waited too long to sell and was already underwater. The sellers agent was bent, lol...No MAC counter at Nordstroms for her, hehehe

Man, I'm gonna miss the days of firsts when the new board kicks in.

No one has answered yet, but where in the hell is Snowflake? Over a week and no one has heard anything. And today is the other auction. Maybe he ran for Mexico?? Can VDubs make it that far? Oh well, I have leads to call..

Here is something I am probably going to delete from DHC site so I thought you haterz might like to read it.

"In grade school, there was a little weird guy named Paul. He lived with his very old superchristian grandparents in the small apartment atop the grocery store they owned. Culturally impoverished, Paul presented with odd affect. He was an outcast.

Another of my classmates was a bully. His name was Phil, and he was also an outcast because of his obsession with feces and urine. He latched onto Paul around grade 4. Paul essentially became Phil's slave.

Every day, Phil would force Paul to shoplift, sometimes from his own family's store. Every afternoon, Phil would give Paul a beating. Some of us would watch, astride our bikes, as Phil's fists landed in Paul's stomach. Shoplifted candy, concealed within Paul's shirt, would rain to the ground. Paul and Phil spent much "quiet time" in the garage behind Phil's house, but we never knew what they were doing in there.

Why do I mention this? I get kind of a "Phil" vibe from you, to Casey's "Paul". It's all good, though.

He's trying to silence the most vocal "haterz" by digging up Google dirt on them. Look at the last couple of folks he's outed (not T, but Aelf and that other fella on IAFF) they haven't really posted as much since (or not as their login names). He thinks if he continues to lay out who we are that may push our little community into implosion mode. Problem with Nigel is he, as usual, does not see the past his own ego to realize that when you wound an animal they only come back stronger. They will lurk and hide until they see a weakness and they will pounce with ZERO mercy. Nigel doesn't get that he is risking potential professional backlash over this childish game and for what? For Casey??? Why????

If Nigel just recently met Casey for the "first time in person" it sure doesn't seem that way. Why should a person Nigel claims to barely know outside of a few emails matter so much to him? Why start DHC and turn it into a weak attempt at retaliation? Because Nigel must have a deeper connection to Casey than what is viewable on the surface. Nothing else explains it.

If I were him, I'd think long and hard about the value proposition in going after folks who have made Casey's life so frustrating. His professional reputation will be on the line. I am willing to BET on it.

I don't follow Nigel at all. Never have. You're right. Why risk professional backlash over Casey? I wouldn't go anywhere near Casey and I'd avoid any agent related to Casey in any way shape or form. Who needs the headaches? This business is stressful enough without having to put up with jackasses. When I start browsing listings, I first check with a few agents that I've worked with in the past to see what they have, then check the MLS. Why? Because these guys are professionals who have their game tight, always have nice lisitngs and are a pleasure to work with even when deals get tough. Forunately, I've never had to deal the the few agents who were a PITA to work with as repeats. I wouldn't blackball them but I would be hesitant to deal with them again. The only thing I can figure out about Nigel is he must see a pretty big potential in IAFF and Casey vs the negatives associated being involved. One way or another, he's got to be generating leads off of IAFF. And I do agree with the theory that if you stripped Casey out of IAFF and turned it into a proper site with decent advice, it would be a gold mine of business for someone so inclined to chase that segment of the market. Back to thinking about the Lexus. Anyone here own a 400H??

Ok, I have been trying to figure out what Cornflake is up to. As near as I can figure out there are two possibilities.

The first is that Cornflake is alot more involved with Snowflake and alot longer than we thought. I am guessing that not only did he buy IAFF from snowflake, but he has had some sort of business relationship with him for a long time. Maybe cornflake brokered some of the sweet mortgage deals where he convince snow to lie. This would explain his desire to help out and defend snowflake. If he was involved and snow gets in trouble, cornflake becomes cornholed, snowflake will melt quickly and rat out everyone involved, xcept G of course she is innocent.

The second possibility that I can come up with is that the two met back at Pride Industries. I think Cornflake may be one of the higher functioning "differently able" employees and Snowflake took him under his wing. It would explain where Cornflake learned his mad IT skillz and his wicked use of Google. He isn't as good as Snow though, Snow's got way over 2,759 web hits and his site isn't on a premade blog service. He then was selling pins at the olympics. I am guessing that it was the "special" olympics. Hell, look at his picture in the BMW, that was obviously a "Make a Wish" moment, the window is even rolled down to keep him from licking it!

I am leaning toward the second explaination. Who the hell else would willingly associate with Snowflake this late in the game. It has to be someone even dumber than Snowflake. It is clear that Snow is one of the dumbest people on the planet... I lied and cheated, published all of the details onlilne, and then go out of my way to get publicity and annoy so many people that prosecution is inevitable... SWEEEEEET!

I just got back from the sale in Bernalillo. There were 2 people there besides the special master. Neither one of us were interested in bidding. No one holding the redemption rights was present. The opening bid was $407, 719.20 a little above my price range even if I was interested in the house. Of course, no one bid so the house went back to the bank for the opening bid. Based on the amount of the total judgment the property was discounted a little but apparently not enough to encourage any bidding.
The Guadalajara property has now been officially foreclosed. If the holder of the redemption rights, whoever that may be, decides to redeem the house, at least he or she won’t be liable for the second mortgage. That slate has been wiped clean. I’m not all that familiar with values in Rio Rat-hole, tell me, is 408K a good deal? It seems awfully pricey for this area.

My theory:
Nigel is probably very interested in having IAFF turn into a "Foreclosure Avoidance" site. Why? If you have a site with some traffic/search engine position, you can sell an affiliate program to a myriad of other smaller sites.
How would you do that?
You'd use the experience of affiliatecrew.com where Nigel and probably brother Mark have done/do web marketing.

I saw two shadows crouching in the living room this morning. Why didn't anyone answer the door? I agree but Nigel doesn't understand the can of worms he is opening. He pretends to take the high road and demands others follow him but when somebody asks him hard questions he can't handle it.

Should Nigel's bro be brought into this? No as far I can see, but Nigel has turned this DHC thing into some personal crusade against decent folks who had issues with Casey's lies and cheating.

I am torn on this. In the end, Nigel will need to calm down and think long term. Right now he is blinded by his ego and is only thinking about hurting others who have done nothing more than call him gay or sleazy. Whoop-de-doo there.

Both Casey and Nigel demonstrate one of the more unfortunate aspects of this modern age of search engines: even a private citizen can develop a nasty PR problem. The reason I post under a pseudonym here is not so much because I'm afraid of people from this world following me into real life -- although I'd be a bit more worried about that now than a month ago -- as because I don't want to have to worry about how it'll look to prospective employers and the like if a random sample of my EN posts ends up in the google results for my name.



Posting under an assumed name lets me speak a little bit more freely and not worry about having to scrutinize every word I say. I can't honestly think of anything I've posted here that I'd be ashamed of, but simply being relieved of that worry is helpful.



Nigel would do well to consider that a high Internet profile is a double-edged sword, especially since the point of his blog seems to be to build his professional reputation.

Why do I have a gut feeling Nigel is one of Casey's personal lenders from last fall? Snowflake has mentioned a few times how he got some private sucker to front him more money even as deep in the hole as he was.

As I imagine it...Nigel was not getting paid back from Casey and the cornflake is too vain to admit his mistake. After all, Narcistic Nigel can never admit that he could have been wrong.

So perhaps Nigel's going to all ends defending Casey because he's accepted the IAFF site, or some portion of the clicks or whatever from it in lieu of the money owed. That would explain the Utah trip. Was it to pass the reigns of the blog over and somewhat settle the debt?

I don't know. Maybe I am clairvoyant. Maybe not. Anyhow, it's just my gut feeling on the Nigel/Casey romance.

Casey made his last real post on 3-15, Nigel's new blog goes up 3-17, Casey announces a change in site direction on 3-19. Casey hasn't posted much of anything since then.

Nigel, if he is taking over IAFF, needs to keep traffic up. He can't really flame on IAFF, he doesn't want to flame on HIS blog, so he needs a new vehicle to stir people up until such time as he's ready to dispose of that donthatecasey vehicle.

Back @ T....I think it's kind of funny, actually. Because any of the feds looking into Casey Serin will now have to take a look at Nigel Swaby as well.

And since the people that Nigel Swaby "outed" are witnesses to Casey Serin's criminal confessions, it starts to smack of the elements of 18 U.S.C. § 1961, aka racketeering. And the application of that law has become one of the broadest on the books.

According to Black's Law, any of the following elements creates racketeering under RICO:
Section 1512 (tampering with a witness, victim, or an informant),
Section 1513 (retaliating against a witness, victim, or an informant


And really, if he tries the same thing with R-boy, the price of poker really starts to rise after fucking with a federal agent.

Actually, the broker's comments seem to be correct.

Crazy as it seems, it looks like we're in the middle of the "dead cat bounce" with regard to home prices.

The impatient and the stupid are jumping in, thinking the correction's already happened, and they're getting great deals.

But the rest of us are happy to wait for the real correction, which will be SWEET indeed.

Even Cornflake is not dumb enough to illegaly pull your credit report. He needs your authorization to do so. Obtaining another person's credit reoprt without their written authorization violates several FEDERAL laws.

BTW. ... anyone can pull a credit report on anyone if you know how to get it done. There are ways, but I doubt Corn or Snow flake have the brains to figure it out.

You can request a free copy of your own credit report annually. It will show all inquiries and hits for the last year.


That being said, given Nogey poo's open allegience with CS, his public display of unethical and vindictive behavior, caution is warranted.
