Too many forums and there's dimunition, too few and confusion. Tentative list:

The Dawgpile for piling on to sites or articles deserving our attention.
Dawggerel showcasing creative talents, song, pictures, etc.
AllThingsCasey nuf said.
Dawgma to discuss the esoteric economics type stuff.
Dawgpounding spotlight on disbelievers.
PaperTraining for newbies to ask questions.

Seems Nigel could get his own or preferably just threads under Dawgpounding.

Homepage and most places require nothing. Some forums need a unverified login, meaning type anything. A few pages are for verified reg only because I intend to pawn off some authority to originate posts. That means, say "r-boy" agrees to bring his ubereconomics brain to the game and initiate threads in Dawgma. The only way to give him that ability is to have him log in which means everyone logs in in some form. No biggie there. Having an active registration makes it possible to "throttle" access when things get out of hand. For instance; if the Dawgpounding goes postal I can simply turn on reg and that is usually enough to disuade the disruptors. This IMO is better than slipping everyone a cookie and using that to control miscreants. I won't do that. So, mostly free click access with a few premium pages that require a non-verified screen name. The only verfiy happens for those who volunteer to manage.

Just my two cents, but the "Dawg" theme to forum topics is pretty damn lame. Aside from looking less dopey, having something more descriptive would be more helpful to those new to the forums, IMHO.

Casey seems to have set a bad precedent regarding comments. For some reason, he felt they should be “organic” even abusive.

I have no such inclination. You guys make fun of me all day long at EN, but when I turn the tables, you suddenly get upset. I’m just supposed to take your abuse? I don’t think so.

It is no more immoral for me to poke fun at you than it is for you to poke fun of me. I think what really gets you is you feel your anonymity protects you. It’s very one sided that way. Once that anonymity is stripped, you’re just as vulnerable as I am.

Jon here looks like a typical 20 something trying to get established in his life. No shame in that. Where the shame is going to lie is when I review his comments to match up his “righteous indignation” with his financial choices.

For instance, he leased his new car to make it more affordable. That’s similar to first time home buyers using an interest only loan to make the mortgage more affordable. The difference being, at the end of the lease, the car goes back to the dealer and all those affordable monthly payments go down the drain. The homeowner will have saved thousands in taxes, probably seen some appreciation and can now sell or refinance to better their terms.

All of you haters are the same. You’re just regular people.

Leasing a car -can- make sense. Dealerships extending luxo leases are getting big time butt reamed because they were behind this curve. I'd hate to be on the hook for an '04 Lexus or MB coupe right now. For years "resale" value was an artifact of dealers propping up values and unsustainable demand. Face it. SLK 320's are good for my lovely wife and a few thousand other beautiful, rich, productive upper management types with a travel budget but there are TENS of thousands of these models re-entering the market.

Right now a 0.9% loan on an '03 economical sedan type is gold.

So we now can conclude the following:

Nigel can't take criticism.

Nigel gets upset when others call him on his relationship with Casey.

Nigel thinks said criticism means he can go after anybody he wants in the most childish fashion? He apparently picked Jon/Aelfscine based on the quick google search results and decided it was only fair based on his "indignation" towards Casey's crimes. Nigel thinks it's perfectly fine that Casey has bilked lenders out of money and helped speed the decline of his neighbor's home values. Nigel then uses Aelfscine's disgust of Casey's behavior as a reason to tear apart this guy's life?

Why is it okay that Casey stole from his lenders?

My particular role is to be a neutral party, and to see both sides, and that's mainly because I work with lawyers hired experts on a daily basis as we prepare for trials and settlements.

So, instead of intellectually attacking my ideas, you attack my own persona. You extrapolate on one comment. You're supposed to extrapolate from a pattern.

Nice try holmes. You'll be irrelevant next year. Want to hit hard? You've been a licensed broker for a year? A year? And we're supposed to consider you an expert.

I may be young, but with 8 years of schooling about 5-6 years of actual practice, I know experience.

Casey takes our abuse because its linkage, traffic, and attention. That's his goal for his site. Your goal for your site is to polish your professional resume.

The licencing is new. If you search that database, you won't find a single broker licensed for more than 4 years. Does that mean that's their only experience? No. And neither does mine.

And going back to your original question about whether you have to pay your mortgage if the lender goes out of business, that's just plain old common sense, something I wouldn't expect a government economist to have.

My question was not about whether I have to pay the mortgage, but pertaining to whether the mortgage could be called early. Thanks for assuming.

Now Nigel, let's talk. Why have you not posted ONE comment that I have made on your SLC blog? I'd love to know why you censor me out.

Let's go back to neutral party issues. I can safely say that, my position has nothing to do with the mortgage industry, lending practices, etc. I'm not involved there. So I don't have a job-stake in this debate. I do have a home-stake, but I imagine pretty much everyone on these blogs does. You're a mortgage broker. You do not have a neutral stake. Your job is dependent on the housing industry.

But hey, I'm not the only one who's stated that you don't have a conflict of interest. Pat Regnier over at CNN Money I believe called you on it several weeks ago.

Anyone else notice how adamantly Nigel , I mean I, try to point out that G-money on the Utah trip is not Gary? I figure I say it enough times it will come true. Homey mentioned Gary once, and Nigel has mentioned it everytime he talks about Casey's visit with his hard money lender G, (Not Gary). Apparently G is another ass Nigel wants to kiss, mainly because he has money, power or something else that Nigel covets... Maybe a full head of hair?

And now Nigel is clarifying Casey's tax situation for everyone. Atleast he puts a disclaimer up at the end of his post on his new thread.

It reads as follows:


There's been a lot of speculation of Casey's possible tax problems. People have inaccurately stated he owes tens of thousands of dollars because of his real estate losses. This really isn't true. Let's examine why.

First of all, look at his income. In 2006, he had a month's worth of income from Pride Industries. His proper taxes were taken out of that.

Some people have looked at his cash back at close as income. It's not. While it put money in his pocket for a short while, it's not taxable. Why? Because that money was a loan. All cash back at close, seller paid closing costs and seller incentives are borrowed money. Therefore not taxable.

How about short sale money that counts as income? Yes that's true. To date, Casey hasn't had a short sale happen yet. He's had three foreclosures and two more scheduled for tomorrow. So no tax event.

It doesn't look to me like he'll have a tax problem at all. He won't be free and clear though. All those 2nd position lenders that are getting pushed out because of the foreclosures can file deficiency judgments against him which will eliminate Casey from holding title to real estate. He'll also have a lot of negotiating to do with his unsecured lenders for the very same reasons. But as far as huge tax debts go, it's just not going to happen.

Actually cottonhead, the only one who looked at is as income is Casey.

As for taxes, Casey had one or two foreclosures in 2006, not sure which, cuz frankly, don't give a shit. Despite what Nigel may have read in his ggogling of tax laws, or maybe advice from his secret agent accountant friend, if the bank takes a loss on the foreclosure sale, and Casey owes more, that is considered income...ie, Casey owes 300K, bank forcloses for 217, Casey gets a 1099 for 83K as income..and yeah, the IRS is gonna want their share. I really wish the credit card companies can see Nigels posts and yank all his credit, I'm sure the IRS would love to audit his dumb ass as well.

But I repect well-articulated opposing viewpoints, I embrace the challenge, and I don't censor people because I don't like them. Censoring should only be done for incorrect analysis.

A link was posted previously to a thread in which user 'The Zewg Guy' - or something similar - posted on Camp Idiot. What I remember was, I believe, his handle/username was bold- perhaps a paying member or even moderator/administrator?

Then I noticed that the font in the top campidiot.com banner is the same one used in the zewg logo.

The zewg search box appeared on Casey's site a week or two (?) after the Galina photos were removed from zewg. Someone posted on EN a conversation - presumably from the camp idiot forum? - of (the zewg guy?) complaining that although he had removed the Galina photos, Casey hadn't held up his end of the deal.

By itself, it seems plausible that that's all there is to it - if you remove these photos of my wife I'll give your site a link. But then, recently, Casey moved his entire site to zewg's servers. This move was embarrassingly obvious due to URL rewrite / addressing exposing the zewg name. Zewg appears to be offering this service in the 3/14 post 'Lets talk about Nigel'.

And, Nigel also has a search box to zewg.com in his sidebar.

Yes, I think more answers may be within camp idiot for those that take time to look....

Rob - it is GORGEOUS here right now. Everything is in bloom (haven't gotten to the cherry blossoms yet, but the other flowering trees by the pentagon are all blooming)

The cherry blossoms are great in the friendship heights area of the district as well as the tidal pool (where the crowds will be).

I think peak date is the 4th.

I forgot how amazing springtime is here. I've been spending the last week planting my garden (one of the small joys of owning an overpriced home in the DC metro area)

yes jade it is true. You cannot carry while consuming alcohol or drugs. Of course the cops will probably check your id etc to make sure there are not outstanding warrants etc and that the gun is registered to you. see below

In Virginia, one may carry a handgun in the open with no license. Loaded handguns on the seat or dashboard in plain view while in a vehicle are fine. Carrying concealed in places that serve alcohol is prohibited, even licensed, but open carry there is allowed.

Why do I have a gut feeling Nigel is one of Casey's personal lenders from last fall? Snowflake has mentioned a few times how he got some private sucker to front him more money even as deep in the hole as he was.

As I imagine it...Nigel was not getting paid back from Casey and the cornflake is too vain to admit his mistake. After all, Narcistic Nigel can never admit that he could have been wrong.

So perhaps Nigel's going to all ends defending Casey because he's accepted the IAFF site, or some portion of the clicks or whatever from it in lieu of the money owed. That would explain the Utah trip. Was it to pass the reigns of the blog over and somewhat settle the debt?

I don't know. Maybe I am clairvoyant. Maybe not. Anyhow, it's just my gut feeling on the Nigel/Casey romance.
