OK,

More information on the Burdett™ transaction. Here is how it played out in greater detail:

December 19th - Received the short sale offer from the buyer. I had returned from a late night business meeting™ and I thought it was a magazine subscription and put it in the “low priority” mail pile.

December 26th - After enjoying several of my sweet™ Christmas presents, I started wondering why I had not received the offer, as I had been in negotiations with the buyer since late November. I assumed that the buyer was still preparing the offer sheet. I decided that because of the Holidays and that sonce so many people take these two weeks off that I would wait until after the first of the year to contact the buyer for an update™.

January 14th - I got a call from the Burdett buyer™ asking if the lender had made their decision on the offer. I was stunned that the Burdett buyer™ had sent me the offer and that it somehow had slipped through my meticulous filing system™. I bluffed my way through the call (I know I shouldn’t have - I’m intending to be ethical™ in business, but I didn’t want to give the impression that I wasn’t being professional™ and that I lacked business prowess™). So I told him I would follow up with the lender and give him a heads up™.

January 30th - While opening my mail I found alot™ of things that I previously had made a note to take care of™ including the short sale offer for Burdett™. Wow. The offer was signed November 30. That one sure slipped through the cracks™. At least I didn’t loose™ it.

February 9th - I put the offer in an envelope and intended™ to mail it.

February 13th - Put on stamps and placed it on the kitchen counter to put out for the mail man (I hope he has bird dogged™ some sweet deals™ for me.)

February 19th - put it out for the mail man, but today was a Federal Holiday. Maybe the mail man will pick it up tomorrow.

February 21st - Bank left me a voicemail message (I mistakenly thought it was CasCall™ calling so I did not pick up) saying they were in receipt and would get back shortly with info.

February 22nd - Bank called back (again mistakenly let it go to voicemail thinking it was CashCall™ - I have to get more disciplined™ in paying attention™ to incomming calls). They said that they had reviewed the offer (Oops! I should have done that first…), but said it was too low. They would mail me their counter offer that afternoon.

March 8th (yesterday) - Bank called again (thought it was CashCall™ since they call me at least 40 times a day - no joke) and left voicemail asking if I had reviewed their package, they said they mailed it on the 22nd, and it was set to expire today. Good thing I let the call go to voicemail™ or they might have gotten the impression that I was acting in an unprofessional manner™ by not having responded.

I spent most of yesterday afternoon looking for their counter. When I found it at about 8:30 last night I was too tired to review it so I made a mental note™ to do that today.

10:00 - Not quite an early riser™, but I was awake and refreshed. I opened the lender’s counter offer and saw that they were at $275 with only 3% cash back at closing™ (Hmm, that’s only $8,250 - I wonder why they are so stingy?). I read the original offer at $240 and saw why the bank had rejected it: The Burdett buyers™ wanted $110,000 cash back and had a notarized contractor’s estimate to repair the settling foundation, roof leaks, non-code electrical and plumbing, replace the inoperative heat/air conditioning unit, new appliances (when I purchased Burdett™ it had none), re-route the sanitary sewer so it would not bubble up in the front yard creating a health hazard, replace the cracked windows and repair the termite damage. Grand total from the estimate: $109,776.51.

I should have had an inspection before I purchased the property.

Anyway, at 11:00 I called the buyer to tell them they only had until 1:30 to accept at $275.

I wonder™ if they will.

Hi Steffykins™... heh. I'd love to take credit for those postings, but I'm not Timeline Guy. If it's because I sometimes use the trademark sign in postings, I've been doing that for years and picked it up again after seeing others use the term CaseyWorld™. :-)

We haters are so dumb. How could we have missed the cause of Casey's idiocy for so long? It's not Casey's fault he's facing foreclosure and buys all the guru crap.

It's the blue shirt's fault. He won't be photographed without it when he does real estate deals or attends "business meetings." He even met Kiosaki in it. Yes, it's the blue shirt that has control over Casey's life.

A serious question... my other half wants to buy RE in El Paso, TX. Zillow is showing to me very fast growth in many parts there... my feeling is to wait for it to bust. Any comments? How long to wait? Areas to avoid?

I'd possibly avoid homes that have tunnels that start in the basement and go 3-4 miles into Mexico.

I might also avoid places where the wallpaper smells like methamphetamine.

Even with the brilliance of Timeline Guy, IAFF has become just utterly tedious. Casey had better deploy either the "I've gotten arrested! thread, the "Yulia has thrown me out on the street!" thread or the "Galina is preggers!" thread soon, before he loses his entire audience.

Best bet is the preggers thread - he could then start posting "With all my new family responsibilities, I have to really buckle down and do a lot of "Sweet Deals" soon!" - thereby goading his audience into a complete rage. Sweet!

I let the power bill sit on the table for a day and I didn't get any action for a week even though the damn thing wasn't due for three more weeks. I can't imagine G is giving it up to snowflake. I'd have to guess that the Sister in law is into the scam too otherwise she would have tossed his ass a long time ago. This is a family affair I'd guess.

You know what's really funny about Nigel's blog? He never used to post pictures, and how he always tries to find a funny, kitschy picture - JUST LIKE ROB. Only Rob's are original. Nigel just looks like a poser, yet again.

He's used pictures, yes, but they used to be directly tied to the subject at hand. Now they're more witty types of illustrations, like kitchenaid mixer, that you'd see on this blog. It's changed a lot.

Uhhh, Pulp WRONG.

He used BORING stock pictures on his crap blog (so Nigel, did you ask permission to use those photos?). Now that Rob gets more hits than he does, he comes here and tells us how unoriginal this blog is. THEN of late he posts more witty looking topical photos.

Yes, he's always used photos but LATELY he's trying hard to imitate what Rob is doing here.

(Admittedly, I did ask what it felt like being fingered as a "known associate" of Casey's, which is the sort of thing Nigel might not want to be reminded of...)

Oh, and I like how he claims he knows what's going on when leading world economists and investors have no idea whats going on with the economy.

Nicole, be careful. You are at that delicate juncture where last nights' alcohol has worn off and this mornings' cafeine hasn't taken hold and too much oxygen is getting to your synapses. You are thinking clearly and it hurts, I know. Your observations about Nigel are correct. He's young and arrogant and has never seen so much as an economic plateau nevermind recession. He doesn't understand because he doesn't value context because he has no context. He ain't the sharpest tool in the box, he's a mortgage broker fer gawdsake. Barrier to entry? The carpet lip at the office door.

I'm certainly no leading economist but I know a few things Nigel does not. Probably because I'm not a fascist, censoring, arrogant, self-centered, attention whore. Note, I didn't say anything about Nigel being a narcissistic, goose-stepping, fearful little immature control freak. Just that I'm not. We are in uncharted territory. Many leading experts suffer from the tendency to stretch models to cover new conditions. I know this breaks models. I also know that this cannot end well. Whether we can soft land, hard land or crash no one knows. My opinion; 20:50:30. 6 months ago it was reversed 30:50:20.

Agreed, Rob, on all counts. And I am not an economist; my degrees/training are in political science.

I was in an international political economy course a few years back and one of the assignments was to compare 1929 with 1987 (or '86 - the exact year escapes me) and present day. A simple look at the Dow charts tells all: patterns were the same at the time - just on a much larger scale. Hence, the potential for much larger losses and much deeper recession/depression.

And thats all I really know. I keep my money, currently, in safe-ish things: Canada Savings Bonds, a bit of gold, some low-risk mutual funds where the principle is protected, etc. Some equity and income funds through work. But that's because every financial advisor I've talked to has shrugged at me and said, "I have no idea."

And its guys like Nigel that piss me right off when they claim to know what's going on.

How is Nigel qualified to discuss economics? I'd really like to know why his simplistic viewpoint is superior or more informed than a Harvard/Yale/Wharton/et al MBA or PhD?

Not only are his postings laughably simplistic in their view of the changing economy, they are downright idiotic in their conclusions. His choice of examples is flawed and do not back up one word of what he is TRYING to sell us.

He should stick to pimping Utah property and stop trying to tell us that the economy is great. I find people who swim against the current tend to be scared of something.

Maybe his musings are just a way to convince him the worst is NOT about to bite him in the arse.
